Luxury apartments almost never have this feature — but two in Sydney do

2 weeks ago 6

Whole-floor apartments are one of the rarest forms of luxury living, offering a level of privacy that can be hard to find in Sydney’s inner city.

Space has become one of the most sought-after luxuries for homebuyers. But for years, truly generous layouts have been found mainly in houses or high-end penthouses.

Whole-floor apartments can offer an alternative by delivering the scale and privacy of a house, with the convenience, security and amenities of apartment living.

In tightly held inner-city locations, that kind of space is still a rare and highly prized feature.

Sydney has particularly limited opportunities for whole-floor apartments of this scale. But these two luxury developments tucked within the city’s inner suburbs offer exactly that.

Waruda, Kirribilli

In a suburb where apartments are often defined by compact living, Waruda’s whole-floor design places privacy and space at the centre of its appeal.

Featuring just seven whole-floor residences in one of Sydney’s most tightly held harbourside locales, Waruda by Stable Group is a boutique luxury development with grandstand views of the Sydney Opera House and Harbour Bridge.

Each residence has three bedrooms, with interiors designed by Levine Vokaberg. The homes feature natural stones, timbers and integrated technology, including circadian rhythm lighting and remote biometric security.

One of the standout features is the scale of the layouts, with one residence offering a 257sqm internal floorplan, complemented by a 163sqm alfresco area that wraps the home.

Buyers can also choose from one of three interior colour palettes, while amenities include concierge services, smart home technology and oversized garages.

Vue Le Pont, Rose Bay

With only four residences in total, Vue Le Pont offers a level of exclusivity and space rarely seen in Sydney’s eastern suburbs.

Located in Rose Bay, this RnB Property Group development comprises four whole-floor residences, each offering up to 280sqm of floorplan space.

The house-sized homes allow for flexible layouts ranging from three to four bedrooms, making them well suited to a range of buyers.

Each residence features open-plan living, Gaggenau kitchen suites, a seamless indoor–outdoor connection, and views stretching towards the harbour and bridge.

Interiors are designed by Matters + Made, pairing elements such as Silver Travertine stone, oak timber and iron bronze finishes to create a refined aesthetic.

Each home also includes a private garage and secure lift access.
