Nestled in a distinguished neighbourhood, this rejuvenated residence channels Palm Springs vibes - and the Prime Minister lives next door.

A luxury residence directly opposite the Prime Minister’s Lodge in one of Canberra’s most exclusive suburbs is up for grabs.

Set amid established parkland, 13 Canterbury Crescent, Deakin is being auctioned on Saturday, with selling agents anticipating a result in the high $3 million range.

“It's a really good spot, not only because it's opposite The Lodge - but also its proximity to other inner South Canberra amenities,” Blackshaw-Woden director Robert Peaker said.

Designed in 1959 by Melbourne architects Chancellor & Patrick, the home features four large bedrooms and has been revamped to offer light-filled, modern living while being true to its mid-century beginnings.

The home’s design has been recognised in print, featured in 100 Canberra Houses: A Century of Capital Architecture.

“It’s a little bit unique for Canberra, where here it is a bit bland generally,” Mr Peaker added.

The residence is set on a large 1452-square metre property, surrounded by lush private gardens, including a courtyard and resort-style heated pool.

Most of the renovations were completed by the previous owners around seven years ago, and enhanced by the current vendors who are downsizing, Mr Peaker said.

The home features clean lines, floor-to-ceiling windows and spacious lounge, dining and open living zones. Highlights include a designer kitchen with walk-in-pantry and built-in-robes in all four bedrooms.

Given the space, the property would best suit families and those who love to entertain.

“It’s a really great family home. There’s two wings, or sections, so there's good segregation if you've got older kids,” he said.

“These people had lots of parties at the house, so it's great for entertaining as well.”

The property zoning also allows potential development, subject to approvals.

“Some people have an eye on living in it and enjoying it for a number of years with their family, and then potentially doing something else down the track.”

Mr Peaker said some interest has come as a result of the location, not to mention the around-the-clock security given the very high profile neighbour.

“There's a lot of open space behind the Lodge, which people like, and no direct neighbours across the road, which they find appealing,” he said.

“Interestingly, a lot of people have picked up on the fact that because The Lodge has 24-hour security, it’s probably a very safe place to live. People do like that as well - you could probably go away for a week and leave your front door open and everything would be fine.”

Another huge drawcard is its location close to Canberra CBD, Manuka Village, top end schools, Royal Canberra Golf Club and Lake Burley Griffin.

Mr Peaker said there had been “pretty good” interest during the campaign.

“There definitely will be bidders. Most people will probably register on the day, but there's certainly interest.”
