125-127 Riverside Ave, Mildura – for Herald Sun Real Estate

A late-1800s Mildura home has hit the market with a pool, a basketball court and almost half a hectare of land in the middle of town.

The Riverside Ave property, known as La Vita Nuova, sits on 2496sq m in the CBD.
It is one of a tiny handful of homes of its age and scale left in Mildura.

The four-bedroom residence is listed with a price guide of $1.6m-$1.76m.

Barry Plant Mildura director Brenton Love said buyers were often stunned by how completely the restored home delivered as a modern family property, despite its age.

“The owner has always had a real love for heritage homes, and that’s especially rare here in Mildura because it’s such a young settlement,” Mr Love said.

“There simply aren’t many properties of this era locally.

“He saw an opportunity to buy the home, invest significant time and care into restoring it, and bring it back to its former glory.”

Mr Love said the brief was to respect the home’s origins while making it realistic and comfortable for modern living standards.

Homes of this calibre on Riverside Ave, he said, almost never come up.

“Realistically, there are probably only three homes in Mildura of this age and calibre,” Mr Love said.

“I’d say only one of them has changed hands in the past decade.”

The Barry Plant Mildura director said what continues to catch buyers off guard is how successfully the home blends its heritage with a full modern lifestyle offering.

“It’s how well the home balances its age with modern liveability,” Mr Love said.

“People are genuinely surprised that a house this old can offer such a contemporary lifestyle.
“You’re right in the centre of town, yet you’re on almost an half a hectare of land.

“You’ve got a pool, a basketball court, reverse-cycle heating and cooling, and all the creature comforts buyers expect today. There’s really nothing missing.”

The property also includes a cellar, gym, playground, shed and a large covered entertaining area.

Mr Love said the regional city’s warm climate and outdoor culture shaped what top-end buyers prioritised.

“Mildura’s a warm climate, we even call it tropical North Victoria, so lifestyle really matters,” he said.

“Access is huge, a lot of locals have caravans, boats, fishing gear or trailers.
“It’s a proper lifestyle town, outdoor living and entertaining are absolutely essential.

“Space, flexibility and usability are the biggest drivers for buyers making a move here.”

Out-of-town buyers are considering a relocation and people exploring short-stay accommodation potential.

Mr Love said the land component alone made recreating the property today impossible.

“Purely and simply, there’s just no land of this scale available anywhere in the CBD, It wouldn’t be possible,” he said.

Research into the address also suggests the property briefly operated as Mildura High School in 1897, highlighting its scale and prominence during the regional city’s early years.

Buyer interest so far has come from locals, out-of-town buyers considering a relocation and people exploring short-stay accommodation potential.
But Mr Love said one inspection moment stood out.

“One of the most special moments was having the great-granddaughter of one of the original owners come through,” he said.

“She’s in her late 90s now and was visiting Mildura for a short stay, that was really moving.”
