Inside the Manly project setting new highs for coastal living

1 month ago 9

With luxurious penthouses, large floorplans and scenic views, the team behind this project focused on capturing the essence of what Manly locals want.

Two Tides, from developers Time & Place and NPACT, is located on Raglan Street, just a few streets back from the beach and close to all the amenity of the iconic suburb.

The boutique project has already proven popular, with 60% of apartments sold.

“Originally there were 24 apartments, but through the sales process, we realised that the Manly buyers loved it so much that they wanted to buy two or three apartments and create some even bigger homes,” says Evan Papadopoulos, director, Time & Place.

Mr Papadopoulos says there are three exclusive penthouses on level four, with one already sold at a record result for a non-beachfront apartment in Manly.

"Our northeastern penthouse, which is a feather in the cap, is still available," he says.

“We also have a residence perfect for those who love a penthouse on a more manageable scale."

Two Tides Manly is already seeing plenty of interest, with one of the exclusive fourth-level penthouses already sold.

Luxury design meets coastal lifestyle

Two Tides has been designed by SJB to deliver homes that feel luxurious yet liveable.

“The designs and the materiality suit the lifestyle of Manly and are a little more hardwearing.

“When you come home from the beach covered in salt water and sand, you will feel like you won’t damage anything,” says Mr Papadopoulos.

Homes feature expansive balconies that support an easy indoor-outdoor lifestyle.

“They have plenty of fresh air and natural light and the latest home automation technology,” he says.

All residents can also enjoy the landscaped ‘Tidal Garden’, which starts at level one and climbs the interior void to level four.

“There’s a beautiful little courtyard there, and if you don’t want to head out into Manly, you can sit there and relax. It’s one of my favourite places in the building,” he says.

Penthouses with record-breaking appeal

While one penthouse is already off the market, the two remaining options represent the pinnacle of Two Tides, Mr Papadopoulos explains.

One spans 220 sqm with 140 sqm of balcony space, while the other is about 170 sqm.

“What we’ve created in the penthouses are huge living, dining, kitchen, and outdoor spaces that are all seamlessly amalgamated,” he says.

The penthouses feature rooftop terraces, expansive balconies, and Juliet windows.

“They have views of the beach and the area and the Norfolk Pines,” he says.

Two Tides's stunning penthouses combine exceptional design with world-class Manly views.

Last chance for buyer customisation

Although the apartments and penthouses have been expertly designed, buyers still have the chance to personalise their home—if they act quickly.

“The key thing to note is that this needs to be done before November 2025, or building will be too progressed to make changes,” Mr Papadopoulos says.

He adds that some buyers have requested layout changes for intergenerational living, while others have opted for kitchens suited to entertaining.

“Others have asked us to make sure the wall dimensions will accommodate their private art collections,” he says.

Manly lifestyle at your doorstep

Manly remains one of Australia's most sought-after coastal suburbs, with residents of Two Tides set to enjoy all the lifestyle benefits just a short walk away.

“You get the best of what Australia has to offer. You can swim in amazing water and surf, snorkel, or go on a boat,” says Mr Papadopoulos.

“You can visit the national park near Shelly Beach, and there is the Manly Oval across the road where people play sports.”

Two Tides is set back slightly from the main thoroughfares, giving it the feeling of a private retreat.

“You can go on your beach walk, have your coffee, then come back and have breakfast on your balcony away from it all,” he says.

Placed in the heart of Manly, Two Tides offers residents the best of a relaxed Northern Beaches lifestyle.

Construction progress

Construction at Two Tides is underway with Sydney-based builder Ultra Building Co and is expected to be completed in 2027.

With a beachside lifestyle and connection to the city, Two Tides is an opportunity not to be missed.

“Manly has been awarded among the top beaches in the world,” says Mr Papadopoulos.

“You can walk 600 metres to the wharf, get on the ferry, and in 20 minutes you’re in the city. You can live a healthy lifestyle, and you have everything that you need.”
