Former AFL WAG Nadia Bartel has netted a $3.235m payday after quietly offloading the Windsor home she bought following her high-profile divorce.

The four-bedroom Edwardian was taken to auction on Saturday, but the result and bidding details were kept under wraps at the vendor’s request despite a $3m-$3.2m quote during the campaign.

Industry sources have now confirmed to The Herald Sun the final figure, revealing the sale came in above the top end of the quoted range.

Bartel bought the 613sq m property for $3.15m in October 2020, shortly after her split from Geelong premiership star Jimmy Bartel.

The sale marks a gain on the post-divorce purchase, with the home becoming closely tied to her high-profile rebuild in the years that followed.
The residence retains classic period details including leadlight windows, ornate fireplaces, high ceilings and timber floors.

They are paired with a more contemporary floorplan featuring an open-plan family and dining area with custom joinery opening to outdoor entertaining through sliding doors.

The kitchen includes timber accents, built-in wine storage and subway-tile splashbacks, while two bathrooms service the home, including an ensuite to the main bedroom.

The sitting room showcases ornate fireplaces and classic period details throughout the home.

A formal living room and laundry complete the interior.

Outside, mature hedges and established gardens create a private backdrop for a barbecue area, while a carport accessed from a side street is complemented by extra storage.

Despite Bartel flagging renovation plans on social media in 2022, no major changes appear to have been made during her ownership.

The campaign drew heavy public interest, with an industry insider saying the listing became far more than a standard prestige sale from the moment it launched.

“Bartel has built a business beyond the AFL WAG label as a co-founder of fashion label Henne, which has attracted a strong following and helped cement her as a style figure in her own right,” the insider said.

The light-filled lounge pairs classic Edwardian features with custom joinery and seamless flow to outdoor entertaining.

“Whether people love her, envy her or roll their eyes, they still click. They still look. They still care.

“She’s one of the most influential women in the country when it comes to style, reinvention and turning a tough chapter into something powerful.”

The insider said the home carried extra weight because of when Bartel bought it.

“She bought that house after the split, made it hers and styled it within an inch of its life,” they said.

“When the listing went up, people went straight into stickybeak mode. They were picking through every room, every styling choice, every piece of furniture, trying to get a read on how she lives.”

The insider said the sale would also spark strong reactions among her followers.

“For a lot of her fans, that house was part of the Nadia comeback story after Jimmy,” they said.

“To them, this is more than a sale. It feels like the end of a chapter.”

“Some will think it’s a bit sad because that house became tied to her whole post-divorce reinvention. Others will look at it and think she’s onto the next thing.”

Jellis Craig Stonnington’s David Sciola and Carla Fetter handled the sale and declined to comment.
