Experts have found 11 hidden suburbs across Brisbane that have yet to see the drastic spikes across the rest of the housing market.

New research from property gurus at Tailored Buyers Agents (TBA) has found several Greater Brisbane areas in the $1.4m price bracket have yet to be revalued with the massive change in pricing across the board.

TBA founder Leanne Spring said this represented a golden opportunity for family buyers to jump on accessible markets before they are hit with this surge.

“The $1.4 million price band has not yet moved the way the sub-million market has, but the forces pushing it there are already in motion,” she said.

“We are at a genuine inflection point in Brisbane right now … buyers who recognise this shift early and act quickly will look back on this period very favourably.”

Tailored Buyers Agents founder Leanne Spring said the housing market was moving fast, but buyers aware of valuable areas had a chance to purchase before a major reassessment.


These suburbs included Geebung for its established transport links and older housing stock, allowing families to buy character homes that have yet to be revalued.

“Buyers priced out of nearby Nundah and Chermside are looking here with increasing urgency,” Ms Spring said.

Stafford and Everton Park were noted for their growing gentrification, while McDowall and Chermside West had strong family fundamentals such as several good school options and community infrastructure.

Keperra’s positioning was said to make it a valuable prospect for buyers unable to afford homes in Ashgrove, Bardon and The Gap.

“[It] delivers quietly good value on the northwestern fringe,” Ms Spring said, “with established homes on decent blocks and proximity to the Ferny Grove train corridor into the CBD.”

Meanwhile, homes in Mount Gravatt East and Wishart were slowly growing attention for their proximity to Westfield Garden City and the M3.

“The area is dominated by post-war and 1970s homes on generous blocks, which offer the land value and renovation upside that underpins long-term capital growth,” Ms Spring said.

Wynnum and Manly were seen as manageable suburbs with a bayside appeal, with the nearby suburb of Tingalpa highlighted for its easy access to the airport and emerging infrastructure.

While the $1.4m bracket is out of many family price points – particularly those using the first homebuyer’s 5 per cent deposit scheme, which helped drive up competition in the market – Ms Spring said working to afford in this range was worthwhile for those who could.

“A $1.4 million home is a significant financial asset that will play a role in long-term household wealth,” she said. “The ripple from the bottom end is now pressing into the $1.4 million band, but this market is yet to reprice fully … selecting the right type of home will be crucial to getting the most from your purchase.”
