2 Lyons Rd, Drummoyne has sold for $28.9m, almost doubling the previous Drummoyne house price record.
A couple selling the landmark Arnott’s estate in Strathfield have snapped up a new waterfront mansion in Drummoyne for a record-breaking price.
Ralph and Maria Mesiti, who own Citywide Chemist Group, have paid a whopping $28.9m for the incredible four-level residence in Lyons Rd, Drummoyne, which is described as “unquestionably one of Sydney’s most exquisite absolute waterfront estates” in marketing material.
The agent behind the deal, Steven Chen of The Agency, who has the Mesiti’s former home that was once owned by the famous biscuit family listed in Strathfield with a $20m guide, says of their new digs: “It’s one of the best built houses I’ve ever seen.”
The price and purchasers have been revealed in recently updated land title documents for the huge 1200sqm estate with a 27m waterfrontage to Sydney Harbour, which comes with an infinity pool, private jetty and a north–easterly aspect.

It’s right on the waterfront and has an infinity pool.
The result is close to double the previous Drummoyne house price record of $16m for a residence in Drummoyne Rd, set in 2021.
The marketing for 2 Lyons Rd advises: “This is a property that has to be experienced to be believed, with nothing lying between you and the sparkling water beyond as you drink in the ever-changing spectace of one of the world’s most admired harbours.”
The grand estate is the work of property developer Brian Boyd, who, according to records, bought the site in 2022 and then commissioned award-winning Quattro Architecture for the design.
Among its internal attractions are: four bedrooms; eight bathrooms; a large internal glass lift; private cinema; gym; wellness centre and heated indoor pool and spa with swim jets; steam room; glass-doored garage for three cars described as “a showroom”; heated limestone floors and full-height sliding glass doors to a terrace to enjoy the views.

The recently completed residence in Drummoyne is a change of pace for the Mesiti family.
Their former home is classified by the National Trust and is on a 4500sqm block, built for the late Harold Arnott, the director of Arnott’s Biscuits and the grandson of the founder, William Arnott.
It has five bedrooms, a studio and six bathrooms. There’s also a separate two-storey four-bedroom residence and a tennis court.
