A four-bedroom weatherboard house in Manifold Heights that proved “just right” for numerous buyers has exceeded price expectations by $12,500 at auction.
The partly-renovated but well maintained house at 48 Calder St sold for $1,052,500 at Saturday’s auction where two bidders competed for the home.
But Gartland Geelong agent Will Ainsworth, who had listed the 678sq m property with $950,000 to $1.04m price hopes, said there was potentially five groups that had done all the due diligence to count them in the running when the auction was about to start.

“But the opening bid was a bit higher than what would usually be the case,” Mr Ainsworth said.
“I think that might have knocked a few out early doors, so it just came down to two.”
Geelong buyers advocate Tony Slack was bidding for the young buyer.
The property had a list of features that proved an obvious attraction for buyers, Mr Ainsworth said.
“It was four bedrooms, two bathrooms, off-street parking, a north-facing backyard on 678sq m in a desirable suburb,” he said.
“It just fits the mould for what so many people are looking for.
“But I think more importantly the house wasn’t complete or fully renovated from the inside out.
The updated kitchen shares an open-plan living and dining space that leads to a back deck.
The house retained Art Deco features.
A wide driveway, a spacious deck and a firepit zone enhance the flexibility in the big backyard.
“It was a very nice, well maintained home, so the affordability factor was there. They could move in and do nothing and pay $1.05m or someone does a big renovation and it’s $1.5m-plus.”
The family home featured Art Deco flourishes, high ceilings and polished floorboards with an updated kitchen that offered a large island bench and high-end appliances.
Outside, the home has a deck overlooking the north-facing backyard, which also has a firepit zone and a wide driveway providing vehicle access.
Mr Ainsworth said the price guide in part attracted strong interest, given buyers could move in and do nothing, or add value through further renovation.
Manifold Heights has a $1.27m median house price, PropTrack data shows.
“It’s the price range that matches the market expectations that dictates how many potential bidders you’ll get,” he said.
“The property itself was really attractive in this market where there’s other places that are unrenovated from $700,000 to $800,000 or it’s fully renovated for $1.4m to $1.5m.
“And I haven’t seen many properties on the market like this, which is probably why all those buyers gravitated to it.”
