Howrah charmer draws 100 groups in buying blitz

Buyers could not resist this charming 1960s Eastern Shore home.

Online, it zoomed to No.1 on realestate.com.au’s most popular homes chart, and has almost 6000 views to date.

In the real world, it may have been even busier still with its agent inundated with inquiries.

Clearly there is something magical about No.20 Silwood Ave, Howrah.

Harcourts Hobart property representative Colin Miller launched the sale campaign last Tuesday and that same evening had 10 groups of people come to a private inspection.

After that, he showed the home to potential buyers every day, including scheduling in unplanned open homes.

“It was popular to the extreme,” Mr Miller said.

“Homes in this pocket of Howrah are kept for good reason.

“I managed to accommodate close to 100 groups through the property in a week.”

While the market’s reaction was fantastic, Mr Miller said it was not surprising given all that the home offers.

“What stood out to people was its classic late 1960s architecture, solid bones, and thoughtful architect-designed extensions that drew in loads of sunlight and provided unconventional spaces that really worked for a family home,” he said.

“The other compelling feature of the property was its location in one of Howrah’s most tightly held streets close to many lifestyle attractions and conveniences.”

Mr Miller said the property was now under contract, with multiple groups hoping to secure the home.

“I presented 12 offers to the vendor where the top few were as much as 16-17 per cent above the highest price guide range,” he said.

“One of these offers has been accepted.”
