Despite the challenges facing buyers in Australia’s most expensive capital city, demand in Sydney’s outer south-west continues to build.
Once considered a fringe market, Sydney’s outer west, spanning Camden, Campbelltown, Glenfield and Gilead, is being reshaped by population growth, major infrastructure investment and a steady pipeline of new housing.
According to the PropTrack Stockland Regional Snapshot: Sydney’s Outer South West, the region added more than 61,000 residents between 2014 and 2024, a 24% growth over the decade.

As population growth accelerated, housing demand followed. The report found the median house price rose 71% over 10 years to $1.01 million, outperforming Greater Sydney, where prices increased 60% over the same period.
But the region remains one of Sydney’s more affordable metropolitan markets, with a median home price of $965,000, compared with the Sydney‑wide median of $1.15 million.
Stockland NSW project director Craig Cosier said the region’s growing popularity reflects its balance of lifestyle, connectivity and everyday convenience.
“The outer south west is exceptionally well-connected, offering the perfect balance of convenience and lifestyle, everything you need is within easy reach,” Mr Cosier said.
“Macarthur Square Shopping Centre, with its shops, cafes, and essential services is nearby, as are quality schools, medical centres, and hospitals in Campbelltown and Camden.”
Connectivity impacting buyer perceptions
Major infrastructure investment is playing a central role in lifting buyer confidence across the outer south-west.
The forthcoming Western Sydney International Airport at Badgerys Creek, alongside the broader Western Sydney Aerotropolis, is expected to deliver new jobs, improved transport connections and long‑term economic growth for the region.
“As one of the larger infrastructure investments, the airport is set to deliver new jobs, improved transport links and long-term economic growth, giving buyers confidence in the future value of their homes,” Mr Cosier said.
Additional projects, including upgrades to road networks, the South West Rail Link extension and the recently completed $632 million Campbelltown Hospital redevelopment, are further strengthening the area’s appeal.
A market shaped by family life

According to the 2021 Census, families account for around 80% of households in the region. This is reflected in the housing mix, with houses accounting for 78% of new development listings over the past year.
Buyer enquiries also skew strongly towards larger homes, with four‑bedroom houses accounting for 54% of enquiries, highlighting the region’s appeal to growing families and upgraders.
Mr Cosier said Stockland communities are designed to cater to a wide range of buyer needs and life stages.
“The range of block sizes and price points at Stockland Figtree Hill appeals to a wide variety of buyers by offering flexibility and choice to suit different lifestyles and budgets,” he said.

Located in Gilead, approximately 64km south‑west of Sydney’s CBD, Stockland Figtree Hill is a 216‑hectare masterplanned, all‑electric community designed with sustainability and liveability at its core.
Once complete, the community is expected to be home to around 5000 residents across 1700 homes. Plans include more than 20 hectares of protected bushland, over 6km of walking and cycling trails, and an adventure playground set to open in 2026.
The community will also feature a proposed village centre, educational precinct and community facilities, with access to more than 20 schools and tertiary institutions within 15km.
