A house damaged by fire just before Christmas has been listed for sale, and will be a litmus test for the sheer demand for property, any property, in the tight market.

Located at at 22 Ashvale St, the property is being marketed as “Kingston’s Best Buy of 2025” by Ray Whitre Marsden AKG agent Keny Guerra and wil go to auction on February 1 at 12pm if not sold prior.

“It offers the new owner a once-in-a-lifetime opportunity to own a sizeable 597sq m corner allotment with dual street access from both Ashvale Street and Woody Avenue,” the listing says.

“The block currently features two dwellings including a partially fire damaged highset family home and a self-contained granny flat which is perfect to live in while you are renovating the main house or knocking it down and rebuilding.”

The house will be sold as is with “what you see in the photos is what you get”.

“New owners responsible to remove the debris from the fire,” the listing notes.

“This property is being sold as is. All waste and items on the grounds are included in the contract.”

And that includes a damaged trampoline, a couch, car tyre, a display cabinet, rugs, plants, outdoor furniture, and whatever remains inside the burnt out house.

It is being marketed to buyers not afraid to roll up their sleeves, first home buyers looking for an affordable entrance into the property market, live-in renovators or flippers, investors and land bankers.

Ms Guerra said the fire happened on December 14, and occurred very quickly.

She said the daughter of the owners was living at the house at the time and was gardening when she heard the smoke alarms go off.

“She raced upstairs to pick up her child and got out safely,” she said, adding that the upstairs porton of the house was now unliveable.

Ms Guerra said the local community rallied to support the family.

“They had been renovating at the time and lost everything,” she said.

“But demand in Kingston is very high and everything we list sells, with many under contract after the first or second home.”
