A young homebuyer has edged out a wave of investors trawling our cheapest suburbs in an auction-eve deal for a character home in Norlane.

The $625,000 transaction was concluded the evening before the property was due to be auctioned for the three-bedroom house at 9 Donnelly Ave, Norlane.

Harcourts North Geelong listing agent Nick De Stefano said the vendor was happy to deal prior to last Saturday’s scheduled auction as the offer was above the $550,000 for $600,000 price guide quoted for the property.

The three-bedroom house featured two separate living zones.


The Californian bungalow had undergone updates, including an extension, after the owners purchased the 650sq m property in 2014 for $260,000.

“We had quite a number of interested groups from both local and Melbourne and also interstate investors,” Mr De Stefano said.

But he said the eventual buyers were owner occupiers.

“They’ll be moving in to the beautiful home,” Mr De Stefano said.

“The vendor had done an extension there, so they added a bathroom and another bedroom and that was presented really nicely and certainly had a lot of character about it.”

The rear extension added a third bedroom and a study nook.


And a combined laundry and second bathroom.

There has been a spike in sales in Norlane, with 275 properties changing hands in the previous 12 months.

PropTrack data shows the $470,000 median house price is 4.4 per cent higher than the same time last year.
