Historic Hamlyn Heights home’s renovation smashes price record

334 Church St, Hamlyn Heights has set a new price record in the suburb.


Hamlyn Heights’ original homestead has entered the modern age with a bang through a stellar renovation that’s now broken the suburb’s price record.

Oakfield, a Victorian-era residence built in 1871 by notable Geelong resident John McCurdy, occupies a sprawling 1491sq m block at 334 Church St.

The five-bedroom residence has been sympathetically extended to create a luxurious family home with a swimming pool, in-ground trampoline and putting green.

The property has a set a new record for the western Geelong suburb, after a family with young children secured the property for an undisclosed price understood to be above $2.3m.

Buxton Newtown agents Daniel Salter and Tom Butters listed the property with a $2.19m to $2.39m guide.

Mr Butters said the property had been opened just once to inspect, with negotiations taking two weeks before contracts were signed.

“It probably deserved it – it was absolutely stunning,” Mr Butters said.

The swimming pool works brilliantly in the rear yard.


High ceilings add to the sense of space in the main living area.


An extension, designed by architect Jessica Clark, is the centrepiece of the reimagined Church St homestead, which once presided over a much larger rural property.

The house has only changed hands twice in 154 years, with the vendors purchasing it in 2019 and completing the renovation during Covid lockdowns in 2020.

An old lean-to laundry made way for the dog-leg addition that wraps around the original footprint.

It carves out space for a vast open-plan kitchen, dining and living area with 3.9m ceilings and French doors onto dual decks, as well as a lavish main bedroom suite and impressive laundry.

The house has a great indoor-outdoor connection.


The original section of the house is now a children’s wing.


The swimming pool, spa and vine-covered pergola transformed the backyard into a sun-drenched entertainment space.

“The tricky part is always converting that high-end buyer to a suburb they may not have been looking at,” Mr Butters said.

“And that’s exactly what we’ve done. We had these potential buyers on properties in Newtown and Manifold Heights.”

Mr Butters said there were other buyers interested, but couldn’t get their ducks in a row in time.

The considered design of spacious laundry and mudroom was not an afterthought.


The second living area also has direct deck access.


“The buyers are local to Geelong, a young family with young children.

“That space is just gold, really. I mean, you can’t recreate it. A huge front yard, and then the pool around the back. So it worked for their family perfectly.”

The sale smashes the previous $1.815m record for a contemporary, two storey house at Heritage Drive.

Hamlyn Heights has a $750,000 median house price, which has climbed 5.6 per cent in the previous 12 months, according to PropTrack data.
