A historic Central Coast home owned by former Snowy Hydro CEO Paul Broad is set to change hands for the first time in a century.
The late Federation-style home stands as a landmark of the region’s pioneering past, held for generations by the Broad family as the historic Saratoga estate ‘Rosemount’.
Built in 1919, the home located at 36 Village Road, was a wedding gift from Mr Broad’s great-grandfather, who was a highly successful local boat builder, to his grandparents.

Mr Broad’s grandfather Martin Burke was a prominent citrus, bean and potato farmer in the region, his 16-acre orchard estate once covered a large portion of the local area, establishing a lineage to which many surrounding homes can still trace their roots.
“It was the house where I grew up as a boy with my brothers and two sisters, and it is basically exactly as it was when it was built,” Mr Broad said.
“My mum was actually born right on the kitchen table!
“It is an integral part of Central Coast history.”

Mr Bourke said he is now parting ways with the home with hopes another family takes ownership.
“Sadly, we have no family left on The Central Coast now, so we have to let it go,” he said.
“As much as I love it, I simply can’t be there, and I hope another family comes to love it as much as we have over the generations.”
The property is being marketed by Ray White RPG agents Sam Workman and Tom Clift.
Positioned on an expansive, level 4,736 sqm corner parcel with dual frontage, Mr Workman said the rare acreage property stands apart from the surrounding suburban homes.

“The pristine grounds are framed by historic convict-hewed sandstone blocks and mature gardens, featuring remnant citrus trees that pay tribute to the land’s orchard beginnings,” he said.
He pointed to period details, original finishes, enduring craftsmanship inside the home complemented by a wraparound veranda and tastefully updated modern bathroom.
“The north-east facing home also captures breathtaking water views,” Mr Workman said.
“This exceptional property offers a truly rare opportunity to secure a significant piece of the region’s heritage.”
