Woodlands, 28-32 Beaconsfield Rd, Chatswood, has returned to the market with a $3m guide.
A developer has lost his deposit and one of Chatswood’s earliest homes is back on the market with its guide slashed by $1.8m.
Woodlands on a double block in Beaconsfield Rd had a guide of $4.8m last year and was bought by a developer for $5.16m who intended to build four residences on the 1625sqm site.
However, the day before the sale settled Willoughby Council flagged that the 1904 property was potentially deserving of heritage status, put an interim order on it and the sale fell through.
Now the classic Federation house has heritage protection and is being auctioned on April 15 with a new guide of $3m.

The site was bought by a developer last year for $5.16m, but the sale fell through.

Patrick Lang, of Belle Property North Shore, said the six-bedroom house at 28-32 Beaconsfield Rd offers great potential for restoration and value-adding.
“Heritage is not a handbrake for reimagination and renovation,” he said.
“In fact, I’d argue that the fully-preserved Federation features of this home make it even more appealing.

The current owner, retired fashion teacher Pattie Taylor, has lived in the house for 90 years.
In 2019 the agent sold an 1883 house in Willoughby East to Married at First Sight relationships expert John Aiken and his interior designer wife, Kelly Swanson-Roe.
The couple paid $2.93m for the Victorian home, renovated it throughout and auctioned it through Rose Farina, of McGrath Northbridge.
Rose sold the home prior to auction but couldn’t reveal the price. Word on the street is that the vendors got $6m for the property.
Woodlands is owned by retired fashion teacher Pattie Taylor who has lived in the house for 90 years. Her parents bought it in 1923.
”I’d like to see a family buy it,” she said.
“Someone who loves the old house. I hope the new buyers have as happy a time as our family did.”
