The beach box at 37 Shire Hall Beach St, Mornington, is ready for a new owner.
A Mornington Peninsula beach box featuring a colourful water dragon mural is for sale with a $495,000-$544,500 price tag.
The Shire Hall Beach box is one of the largest on its stretch of coast, with a total floorspace of almost 30 sq m including the deck.
It’s a short walk to the cafes and shops in Main St, Mornington, as well.

Owner Lisa Stephenson said she had been enjoying the beach box for about 10 years but with her three children now grown up, it was time for another family to make their own memories there.
Her treasured pastimes at the beach box include watching fireworks from the deck and gathering with friends, some of whom have had wedding photos taken there.
“On New Year’s Eve, when fireworks are going off you look directly across to the skyline of Melbourne and see all the fireworks going all the way around the bay,” Ms Stephenson said.
“You have this beautiful view at sunset of the Melbourne city skyline, you can see the sun reflecting off the Eureka Tower.”
The beach box has almost 30 sq m of floor space.
The beach is close to local shops and eateries.
Ms Stephenson the Mornington Peninsula Beach Box Association was also amazing in promoting the local community.
And her beach box has become known in the area thanks to its distinctive mural completed by a local artist, Trent Downie.
“It’s become quite famous, people go down there to take photos with it,” she said.
Buyers do not have to be local residents to purchase the beach box.
Ms Stephenson has put her Mornington house on the market too, and she’s hoping to sell the home and beach box together – but is also open to selling them separately.
The four-bedroom house at 10A Franklin Place is on the market with $1.795m-$1.97m price hopes.
“It would make the perfect family home or for someone looking for a weekender with everything the Peninsula has to offer, it would be a wonderful holiday home,” she said.
Watching New Year’s Eve fireworks from the deck is one of owner Lisa Stephenson’s favourite pastimes.
Ms Stephenson is also selling her house at 10A Franklin Place, Mornington.
Located opposite Morell Reserve parkland, its weatherboard facade greets visitors.
Two bedrooms, one with a walk-in wardrobe and balcony, and a bathroom are on the ground floor.
Upstairs, there’s an open-plan meals area and kitchen with a double oven, gas cooktop and stainless-steel dishwasher.

10A Franklin Place, Mornington, is located directly across from Morell Reserve parkland.
Ms Stephenson, founder of the boutique global coaching firm The Coach Place which has worked with clients including chief executive officers, entrepreneurs and elite athletes, described the residence as a peaceful place to work from home.
She said it was also incredibly close to the beach box and Mornington’s centre.
“I can even sit in my office upstairs and see my kids playing in the park at Morell Reserve,” she said.
There’s an open-plan meals and kitchen.
There’s two bathrooms, plus an outdoor shower.
One of her favourite features is the abode’s upstairs area and balcony.
“The front yard has got this huge, beautiful tree in it, so when you’re sitting on the balcony, you’re surrounded by the tree and you know the beach box is only a short walk away for sunset drinks,” Ms Stephenson added.
Being near Mornington’s main street means she can walk to the supermarket, wine bar and shops.
When they were younger, her children could walk to their part-time jobs and bus routes for getting to and from school.
The home has been fitted with a brand-new kitchen, plus new timber floorboards and curtains.
