A brand new, off-grid compound less than 30 minutes from Byron Bay is giving buyers the chance to live like Hollywood royalty for a fraction of the price.
A home like this on the beach could fetch upwards of $30 million according to listing agent Matthew Skene, who said the enormous 1,200sqm architectural home has been designed to withstand generations.

From the wellness pavilion to the gold-plated pizza oven, down to the fully automated toilets at $5,000 a pop (there’s five of them) - every inclusion is a hallmark of its renowned designer who's worked with all three Hemsworth brothers across their sprawling Byron portfolios.
Surrounded by rainforest and avocado plantations outside the sleepy town of Alstonville, the home's elevated position on a high plateau captures 180-degree views from Lennox Head to Evans Head.

“The seller’s an entrepreneur, this was going to be his holiday home,” Mr Skene told realestate.com.au.
“He's got other projects that he's getting involved with and he just didn't think he’d used it as much. That’s the reason for the sale.”

With a price guide of $12-13 million, 176 Leadbeatters Lane is expected to set a suburb record, though that’s just a fraction of what properties of this calibre are selling for in nearby regions.

And locals are starting to take notice.
“Alstonville is definitely a town that is getting more on the map,” Mr Skene said.
“It’s 25 to 28 minutes to the Byron beachfront,” he said. “There’s an overflow [of buyers] from Byron, 100 per cent.”

House prices in Alstonville have jumped 13% in the past 12 months according to PropTrack, and 66% in five years.
“Alstonville has got a really nice community vibe about it. There's a lot of young families moving to the area because it's a bit more affordable.
“There's an incredible sporting community, schools, it's 15 minutes to Ballina airport, and the beaches are 15 minutes away as well.”

At the entry to the 100-acre property, buyers are greeted by a grand willow tree before travelling down a tree-lined, reinforced bitumen road. There’s buggy tracks and natural creeks woven throughout the landscape.
The five-bedroom home is constructed entirely of solid, high-density concrete. In fact, every material – down to the marine-grade light fittings – have been chosen to endure the coastal conditions without corrosion.
There’s no compromise on durability over luxury; from the modern stone fireplace to the custom joinery, wine cellar and entertainer’s kitchen,

Individually themed bathrooms feel like a boutique hotel, with underfloor heating throughout and a showstopping marble bath, which was carved from a single solid block and craned into position.
Large floor-to-ceiling glass doors disappear into the wall to create a seamless connection to the outdoor entertainer’s terrace, complete with infinity pool, a gold‑domed pizza oven, and an integrated teppanyaki bar with concealed gas lines.
There’s a wellness pavilion with a gym, infrared sauna, steam room, ice bath, wellness lounge, and a concealed bunker.

And while a four-car garage offers plenty of storage for a luxury car collection, those flying in by helicopter may like to make use of a versatile large shed which can double as a hangar.
“Everything has been thought of,” Mr Skene said. “There's no electricity costs, it's all off the grid.”

The property is powered by a vast solar and battery system, and boreholes drilled through 120 metres of basalt rock provide an “irreplaceable source” of pure artesian mineral water direct from the artesian basin – so you’re drinking and showering in the “purist water on the planet”.
"The owner took a real interest in this home that he was designing for his wife and two little boys, he was planning on having this for a long time as his holiday home," Mr Skene said.

“That's the beauty of having an architect, builder and owner with the money that can be on site working together to come up with ideas on the spot, and I think that is really shown in this property.
“It has not been lived in. There's the dishwasher, the stove has never been used, and it's ready to go to a new owner.”
