Grovedale home on quarter-acre block beats reserve by $50K

Little separated two buyers competing for a rare house on a large block in Grovedale that was on the market for the first time.

The original, three-bedroom brick veneer house on the 1002sqm block was an emotional sale for the family that’s called 12 Heyers Rd home for more than 50 years, Hayeswinckle selling agent Michelle Winckle said.

It sold for $602,000, beating the $550,000 reserve price for the house on an old-fashioned quarter acre block.

The brick veneer house that’s stood on the property for decades was in need of some work, she said.

“It was very original. Quite a bit of work needed to be done inside the home, but it was an amazing parcel of land with a north-facing block.”

Ms Winckle said one bidder has inspected the property days before Saturday’s auction, with the second competitor making themselves known on the day.

The property was presented to the market in its original condition.


Ms Winckle said the bidders both had reached their limit when the price reached $600,000, before trading two more $500 bids each to ultimately decide who would be signing the contracts.

Ms Winckle said the 1002sq m block represented a rare opportunity in the southern Geelong suburb where the median house price is $660,000.

“Back when I started in 2007 we used to sell heaps of the 1000sqm blocks. Nowadays, everyone’s chopped most of them up and it’s rare still find those ones.”

“The great thing about this one was the home was very original, which was better because somebody can knock it down and do what they want to do.”

The deep back yard on the 1002sqm block was a drawcard for both buyers, agent Michelle Winckle said.


Records show just 10 homes on blocks more than 1000sqm had sold in Grovedale in the past 12 months.

More than 200 houses have sold over that time, PropTrack records show.

Ms Winckle said calling it a renovators delight was an understatement, saying it could be transformed with a cosmetic update, or an extensive renovation with an extension

It also offered opportunities for a knockdown rebuilt or multi dwelling townhouse development.
