A grand Mosman house in one of the suburb’s premier addresses is for sale for $8.5m – $9.3m, the same asking price as five years ago.

Agent Dino Gatti, of The Agency, said property values are back to 2021/22 levels except now there are fewer buyers and days on market have extended.

“But that also makes for some great opportunities,” he added.

Number 14 Morella Rd is a grand family home with point blank views to The Heads, five bedrooms, four bathrooms and an oversized double garage.

Dino said the 727 sqm block was underdeveloped, the house set back from the street and an architect recently suggested the footprint of the home could be extended by up to 30 per cent – subject to council permission.

The home last traded in 2012 for $3.3m and was listed for sale in 2022 for $8.5m – $9.3m but the sale didn’t proceed.

Owner Xin Zhang meanwhile has returned to China.

The family home has elevated views over Chowder Bay and Clifton Gardens Reserve and is moments from national parkland as well as Mosman village.
