The Gold Coast’s largest masterplanned community has recorded a $3.26m home sale and a $1,950-per-week lease, with buyers prepared to pay a premium to get into the community.

Buyers have shown a huge appetite in both the vacant land and new builds with a Toowoomba family paying $3.26m for a new five-bedroom house on a 700sq m block at 28 Osprey Rise.

The $1.5 billion SkyRidge estate at Worongary, currently under construction, is the Gold Coast’s only masterplanned community with house lots now available to purchase.

It is the highest price paid for a property in SkyRidge, and is edging closer to the $3.8m suburb record.

Mitch Booth, of Kollosche, handled the sale of the home and said he had 45 groups inspect the property with a lot of interest from medical professionals.

“For a 700sq m block, the price smashed it out of the park,” he said.

“We had three or four doctors who showed legitimate interest in the property.”

“It makes sense as you’ve got Robina Hospital to the south and Gold Coast University Hospital to the north and the M1 right there — everything is within proximity to the property,” he said.

Property records show the vendors paid $603,900 for the block in July, 2024 before embarking on their build.

Meanwhile a property on the same street has been leased for $1,950 per week following a two-week campaign with Ray White TMG.

Blanche Heperi, Ray White TMG’s head of property management, said the result demonstrated that while overall market conditions had moderated, premium homes that were well-positioned and correctly marketed continued to attract strong demand.

“There is no doubt the rental market has slowed from the extraordinary conditions we experienced over recent years,” Ms Heperi said.

“Many investors and property owners are feeling uncertain about the impact of legislative changes and broader market influences, which has resulted in a more cautious environment.

“What this result shows is that quality homes still command premium prices when they are presented well and marketed strategically.

“We received strong interest throughout the campaign and were able to secure an exceptional outcome for our client within just two weeks.”

PropTrack data revealed the median house price in Worongary was $1.517m while the median weekly rent was $1,200.

The highest price paid for a property in Worongary is $3.8m in 2023 for a 5000sq m property at 241 San Fernando Drive.

Earlier this month heavyweight developer Frasers Property secured development rights to the SkyRidge estate.

The $170m land grab wrapped up a high-profile sales campaign launched in 2025 by WA-based Perron Group and the late Ross Atkins for the 334ha Worongary project.
