A Gold Coast entrepreneur has shattered Queensland’s apartment price record, paying $30m for an under-construction penthouse after controversial building modifications.

Developer Mayd Group has sold the two-level 800sq m penthouse at One Burleigh, smashing the record of $24m for the state’s most expensive apartment, set in 2023 for a unit in Spyre’s Glasshouse project in the same sought-after Gold Coast suburb.

The One Burleigh off-market sale, which equates to $37,500 per square metre, was handled by Freddie Tehle of PRD Burleigh Heads.

“It’s a two-storey, five-bedroom, five-bathroom penthouse with a five-car garage and private infinity pool,” said Mr Tehle, who declined to name the buyer.

“The buyer gets all the bells and whistles and is able to also make additional variations.”

But the sale wasn’t without drama — the beachfront mega-deal had hinged on a bold proposal to add a lavish double-storey penthouse to the luxury tower.

The plans to boost the building’s height to more than 60m at the request of the buyer were last year blasted by residents, with dozens of objections lodged with Gold Coast City Council.

The changes took the One Burleigh project from 16 to 17 full-floor apartments and increased the building height by 8.4m.

A town planning report before council stated the application to change the approved development was, “in response to a buyer request for a rooftop penthouse”.

“We had it contracted first in October but had to wait for council approval and a dispute period,” Mr Tehle said.

“The buyer had been looking all across the Coast from the beginning of last year and couldn’t find anything.

“We helped the developer initially with the sale of the site and obviously had a relationship with the developer.”

Plans for the swish skyhome reveal extensive amenities, including a cinema, designer kitchen, and a rooftop entertaining zone.

Construction of One Burleigh, at 88 The Esplanade, is expected to be complete by February, 2027 with remaining residences priced from $9.5m.

Mr Tehle said the Gold Coast property market was attracting cashed-up buyers prepared to pay a premium for real estate.

“There’s real validity in properties out there that even surpass this penthouse — two, three and even four times over that haven’t hit the market,” he said.

“People are spending money here and moving here and bringing different eyes to the Gold Coast market.”

The most expensive home ever sold in Queensland is a property on the Sunshine Coast.

Sitting on a 2015sq m battle axe block, the fan-shaped house on Webb Rd in Sunshine Beach sold for $34m in 2021.
