Highland Park has emerged as the Gold Coast’s next property hotspot, poised to boom despite a decade of stagnant population growth against the city’s broader influx.

Just 80 people moved into the suburb last year, a meagre 0.92 per cent increase in numbers to 8,793, and well below the 2.29 per cent average across the Gold Coast, according to census data from the City of Gold Coast.

Often overooked for its flashier beachside neighbours, the area bordering the Hinterland south of Nerang suffered a net loss in year-on-year population growth between 2012 and 2018 before slowly rebuilding since.

Real estate agents say that makes Highland Park, among other “bridesmaid suburbs” located west of the M1 highway, a savvy investment option for buyers in 2026.

“It’ll be like a slingshot,” Ray White Malan + Co’s Augusta Swayn said.

“The money has naturally been flowing to the beachside areas and that growth corridor in the north, but they’re starting to cap out.

“That means suburbs like Highland Park are undervalued by comparison but are next in line to play catch up.”

Latest PropTrack data shows an impressive jump in local home values, with house prices already up 14.5 per cent since last year to a median of $1.2m.

Sellers are cashing in on rising home prices


Savvy owners are cashing in, with a renovated four-bedroom, two-bathroom home on a 794 sqm block Piccadilly Pl just sold for $1.5m.

“Forget median house prices for a moment, that population number is the key figure — it hasn’t exploded yet,” Ms Swayn said.

“As soon as word gets out that Highland Park is a very livable suburb, much like Reedy Creek and Mudgeeraba a few years ago, people will move in, and that in turn will increase competition in the market.”

The data comes as Ms Swayn takes 21 Ben Lomond Dr to auction as part of Ray White’s Auction Experience at the Star Gold Coast on January 31, where more than 180 properties are going under the hammer.
