Gen Y investors Britta Wang and Fei Yang Pan have tapped into artificial intelligence (AI) to turbocharge their portfolio, but warn the tech needs a human touch to avoid a million-dollar mistake.
The couple is on the hunt for their third investment, leveraging ChatGPT for initial data crunching, but always balanced with real-life insight.
Ms Wang, a 31-year-old IT professional, and Dr Pan, a 32-year-old trainee gastroenterologist, are part of a new wave of high-income investors.
Expecting their first child in December, they’ve embraced a ‘rentvesting’ strategy, renting their home while buying investment properties.

Dr Pan, originally from Canada, bought his first home in Wollongong, NSW.
A career move to Brisbane in 2022, driven by better pay and more affordable housing, led to their second buy in Wavell Heights in April.
Ms Wang uses AI for practical insights.
“I give an address and ask if it’s worth buying,” she said, noting the large language model pulled similar reviews to Google.
She also uses it to check noise levels based on distance from roads and trees, and even to analyse floor plans.
“It can give me maps, analysis, and room dimensions,” she said. AI also quickly answered questions about flood or bushfire zones that once required council checks.

Dr Pan said the model simplified financial planning.
“Considering we are buying our third house, it is helpful when I tell ChatGPT this is how much equity we can pull from our other properties, this is how much savings, how much we earn, how much we save — and it can tell you quickly how much you are actually able to spend,” he said.
But they both stress AI is a starting point, not a final decision-maker.
“When you ask ChatGPT to give an analysis of a suburb it is based on data purely. There is no culture, emotion or local knowledge and that is where human beings need to come into it,” Ms Wang said.

The couple has relied on professionals through their property journey, engaging buyer’s agent Lauren Jones when they moved to Queensland alongside their broker.
“It’s definitely worth every penny to engage a specialist so you’re not making a million-dollar mistake,” Dr Pan said.
