An original 1950s era brick house has set the blueprint for adding value to a home in Geelong West through a full renovation.

The 527sq m property was listed with price expectations between $1.15m and $1.25m.
Jellis Craig Geelong agent Marcus Falconer said a group from Kensington had secured the property after three bidders raised their hands at the auction.

The single-level brick house that last sold for $445,000 in 2017, before the owners plotted a $125,000 extension, records show.
The original house, which was marketed as a blank canvas before it last sold, featured aluminium windows, a gas wall heater and an original kitchen.
The rear extension added an open-plan kitchen, dining and living zone that spilt to an outdoor deck overlooking the deep back yard.
Mr Falconer said the north-facing back yard was the clincher for buyers.

“Probably the key attributes were the 526sq m, north-facing backyard, a really private tranquil location and a very well thought out design. It was a good home,” he said.
“They’ve done a big open plan extension on the rear and redone kitchens and bathrooms – a full renovation.”
The design showcased a luxe interior with high ceilings, solid American oak floors and custom glazing, including a vaulted ceiling at the rear.
The stonetopped kitchen anchored the space with a Smeg 900mm freestanding cooker, a Bosch dishwasher.

The three-bedroom accommodation zone included renovated bathrooms, walk-in and built-in wardrobes and a tranquil garden outlook from the main bedroom.
Sustainability options added to the home included Low-E windows, a 7kW solar system and EV charging capability, with off-street parking behind secure electric gates.
Geelong West has an $850,000 median house price, which is 16.6 per cent higher than five years ago, according to PropTrack data.
