A Geelong suburb has emerged as one of Australia’s most in-demand housing markets after recording a massive explosion in buyer inquiry.
Whittington ranked in the top 10 nationally for year-on-year growth in key inquiries per listing, new realestate.com.au data shows.
Inquiries for a typical house in the suburb jumped 202 per cent to 69.5 in the 12 months to March.

Belmont, Bell Park, Herne Hill and Grovedale also were named among Australia’s most in-demand unit markets.
Belmont was the strongest performer, recording the nation’s sixth largest increase in inquiries per listing on the back of 133 per cent growth.
A typical unit listing attracted 41 inquiries.
McGrath, Geelong agent Shaun Carroll said demand for Belmont units was the highest he had ever seen.
With a median price of $548,000, he said affordability was driving unprecedented interest from first-home buyers, investors, downsizers and interstate buyers’ advocates.
A two-bedroom unit in Mitchell St which sold for $572,000 – almost $40,000 higher than the top of the asking range – in a matter of days highlights the depth of current competition.

This three-bedroom townhouse at 1/32 The Avenue, Belmont, is on the market for $760,000 to $820,000.
“I think because it was on its own title, there was no body corporate, that was a huge attraction for people and being under $600,000 was a big plus for people,” Mr Carroll said.
“I ended up having 25 groups come through the open and I had nine offers from different parties. It was incredible.
“I think given that price point there is a large buyer base.”
Hayeswinckle, East Geelong agent Tiffany Simpson said Whittington was one of the few remaining suburbs in Geelong where buyers could secure a stand-alone home in the low $600,000s.
“Whittington and St Albans Park have been the best performing suburbs of Geelong for the past 12 months,” Ms Simpson said.
3 Nimbus Court, Whittington, has been renovated throughout.
This three-bedroom house on a 557sq m block at 10 Ranger Court, Whittington, will set you back $480,000 to $520,000.
“There’s a lot of competition and it doesn’t matter the condition of the house or whether that opportunity requires work.
“Whether that is a first-home buyer or investor that’s happy to spend some money to get it up to compliances with regard to aa rental, they are happy to do that.”
She said wider streets and typically larger blocks worked in Whittington’s favour, particularly with investors who ideally wanted more than 500sq m of land.
She recently sold a three-bedroom house on a 632sq m block at 3 Nimbus Court for $626,5000 amid strong auction bidding.
“It actually sold to an investor who flew down the day before because they saw opportunity and they saw potential growth in Whittington and the (rental) yield stacked up,” she said.
