Coastal properties dominated the list of the Geelong region’s top sales over the past 12 months.
Cashed-up buyers have splashed more than $90m on the Geelong region’s 20 most expensive homes of the past financial year.
Despite gloomy market conditions starting to bite in 2026, record-breaking results were achieved in a handful of suburbs.
The $7.2m sale of a waterfront estate in Avila Rd, Curlewis topped the list, reaffirming the exclusive strip’s status as one of Geelong’s priciest addresses.

But the vendors had to scale back initial $15m price hopes to secure a deal for the 2.1ha property featuring a five-bedroom house with private beach access, a jetty and boat ramp.
Within the Geelong city limits, a three-level, six-bedroom house in Grosvenor Drive set a new benchmark for Wandana Heights in March after fetching circa $6m in a confidential deal.
One of Newtown’s most significant heritage mansions, a grand Victorian residence at 15 Stephen St, also found a buyer in November after a six-month campaign.
A family paid $4.75m for the 3400sq m property.
12-20 Avila Rd, Curlewis, which sold for $7.2m in November, was the most expensive home.
93-95 Grosvenor Drive, Wandana Heights set a new suburb record when it sold for circa $6m in February.
The $3.85m sale of an epic knockdown rebuild project at 10 Mercer Pde, Newtown marked another bright spot in a quiet year for the blue-chip suburb’s premium market.
Whitford, Newtown director John Moran said he had never seen so many buyers hamstrung by needing to sell their own homes before purchasing.
“It was a pretty slow year in the high end market,” Mr Moran said.
“The buyers that have sold and are actually in a position to buy are like rolled gold. They were few and far between.
“With Mercer, that family had just sold their place, they rolled straight into 10 Mercer.”
10 Mercer Pde, Newtown, sold for $3.85m in March.
Newtown Brae, an grand 1851 residence at 15 Stephen St, Newtown, sold for $4.75m.
However, with good high-end stock coming online later this year, he expects a busy spring.
Elsewhere, exclusive coastal homes dominated the top 20, with several scoring sales above $5m.
Among them was a Barwon Heads property with absolute river frontage snapped up for $5.5m
The four-bedroom house at 49 Flinders Pde is one of only five with direct access to the sandy river beach.
It came hot on the heels of two sales in Stephens Pde, Barwon Heads around the $5m mark.
Bellarine Property director Levi Turner said a local family upgraded to the century-old bungalow Ingleside, which overlooks the town’s golf links from behind 13th Beach.
The waterfront position sealed the $5.5m deal for 49 Flinders Pde, Barwon Heads in January.
Ingleside, at 22-24 Stephens Pde, Barwon Heads, is positioned between 13th Beach and the Barwon Heads golf links.
“There is an illusion on the coast, especially on the Bellarine that all the high-end properties get bought by people from Melbourne but way more often than not they get bought by people that already have a property either in that town or a neighbouring town because those people actually understand the market,” Mr Turner said.
“When the really good ones come up they see them and go ‘I know why that’s worth $5.5m’.”
He said both the top and lower end markets on the Bellarine Peninsula market were performing well.
“The most challenging part of the market at the moment is $2m to $4m,” he said.
“Once you pass $4m there has been a few good sales in the past 12 months.”
