The clubhouse will be the centrepiece of ReGen Living’s Waurn Ponds over-55s lend lease community.
A new entrant to Geelong’s growing lend lease market has hit the ground running, selling almost 30 per cent of its first release in a week.
Oliver Hume expects residents will start moving into its ReGen Living community in Waurn Ponds by October.
The $130m project in Hams Rd will eventually deliver 195 homes for over-55s, along with a$10m clubhouse, active sports precinct, wellness space, workshop and community garden.

How Geelong rental exodus could help first-time buyers
ReGen Living general manager Ashley Duster said eight of the 22 homes in the first release had sold ahead of next week’s display suite opening.
He said much of the interest came from people already living nearby, as well as western and northern regional Victoria.
“We really focused on a model where we were delivering homes that were designed and priced at a point that were genuine equity release for our local Geelong residents,” Mr Duster said.
“Our drivers have been Waurn Ponds – we have couples that have virtually walked across the road to come down and buy so they can stay in the area.
“Grovedale, Belmont and Highton have been very strong for inquiry and sales as well.”
There’s a range of facades and designs on offer at the development.

He said ReGen Living had deliberately targeted an in-fill location with access to existing services such as the nearby Waurn Ponds train station and Epworth hospital.
Green open space is central to the master plan for the almost 7.6ha site, which includes a newly built waterway and central parkland incorporating 100,000 native plants and several kilometres of dedicated riding and walking trails.
Construction of the two-storey clubhouse, which includes a wine bar and private dining room, is due to start in September ahead an anticipating opening in September 2027.
Other communal spaces will be spread around the site where customisable two and three-bedroom homes range from $610,000 to the low $900,000s.
Nearby Epworth hospital provides peace of mind on the health front.
Mr Duster said the lend lease model could help free up larger family homes in the area for the next generations while increasing social connections among residents.
“There is the financial benefits that I think initially attract customers to the model but also we see customers are surprised by the social impact and how much more active their life becomes,” he said.
“They move into a community of like-minded people where they can join a walking club or try bowls or try pickleball.”
