A “whopping” Fulham Gardens landholding earmarked for 26 new homes has been snapped up in a staggering $8.1m deal.
The 6549sqm site at 452-470 Grange Rd spans three titles and is within 2km of the beach and 20km of Adelaide CBD.
Harcourts St Peters principal Rupinder Singh penned the $8.1m deal off market.
He said 26 homes would be built on the site following its sale, four of which were Torrens-titled and 22 that would be community titled.
“There were three groups that showed interest and we had three offers,” he said.

The Fulham Gardens site at 452-470 Grange Rd has sold for more than $8m.
“It’s going to be a beautiful development.
“The Torrens titled homes will probably hit the market in about six weeks time (as house and land packages).”
A smaller version of the site – 454-470 Grange Rd – hit the market in 2020 for the first time in more than 70 years.
Ray White Henley Beach’s Anthony Fahey was selling the property at the time and he said the original owners bought the land 74 years prior then built a house before adding 10 two-bedroom units on the remaining vacant land.
It was passed down to three siblings who decided to sell it.
Mr Fahey at the time said it was a unique offering given its “whopping land size” and proximity to both the beach and the city.

The property at 452 Grange Rd was added to the package when the properties at 454-470 Grange Rd were relisted in 2024.
He sold it with Samuel Parsons in May 2022 for $5.5m to a buyer who intended to redevelop it.
They started demolition but a change in market conditions led them to relist the site in 2024, Mr Fahey said at the time.
This time, it included a third property – 452 Grange Rd – a neighbouring house that Mr Fahey’s agency secured to add further value to the site.
Property records show it sold for $740,000.
Mr Fahey marketed the property for some time before Mr Singh sold the property.
