Former Barossa Valley cellar door sells as trendy home

A quirky Barossa Valley home that was once a popular cellar door has sold in a million-dollar deal that marks one of the highest sales in the area.

The property at 210 Krondorf Rd, formerly known as Kabminye Winery, has changed hands in a $1.7m deal.

It is the third highest residential sale recorded in Krondorf, property records show, just short of the $2.07m benchmark set by the house at 189 Nitschke Rd in 2024.

The sale price is more than triple what sellers Marty Powell and his partner Bruce paid for it in 2014 – they bought it for $565,826 from Charles Melton Wines, according to property records.

The Krondorf property was once a cellar door.


It has since been turned into an impressive home.


It’s a mix of modern and industrial with some character features that were retained.


The main living areas have stunning views of surrounding wine country through floor-to-ceiling windows.


It was an operating cellar door with a restaurant, art gallery and exhibition space when they bought it.

It very much looked like a cellar door still when they moved in so they would often get hopeful visitors.

“People would stop in looking for a wine tasting,” Mr Powell said when the property hit the market in January.

The couple transformed the building into the four-bedroom house that stands on the 1.86ha property today, with work accelerating during the Covid pandemic.

“A lot of people renovated during Covid, and that certainly accelerated things for us,” Mr Powell said.

“We went full swing during that time – brand new bathrooms, ensuites, a new kitchen, all while working with the old bones of the place.

The main living area is open plan.


An upstairs level could also be used as a living area, or in this case a gym.


There are four bedrooms and two bathrooms throughout the house.


A central wine room is a standout feature.


“It’s quite industrial in character.”

It spans two storeys and has four bedrooms, two bathrooms and large living areas with floor-to-ceiling windows offering views of surrounding wine country.

The couple created a wine room in the centre of the house to take advantage of the naturally cool conditions, while a rustic wood-fired oven can be used for both heating and cooking.

Property records show the house, which was sold by Ray White Grange agents James Aubert and Phoenix Mihailov, was on the market for just 23 days before it sold.
