Individual and irrefutably iconic, this three-bedroom, three-bathroom masterpiece shows how sensitive transformation can elevate an existing dwelling into a serene sanctuary.
Perched high on a private 2.3ha property with sweeping views across the D’Entrecasteaux Channel to Bruny Island, Robin Hill represents a thoughtful reimagining of contemporary living.
Before the current owners embarked on their daring re-design of this house, it was a modest home in a world-class location.
Today, it is an absolute showstopper.

For their alterations and additions project, they engaged Biotope Architecture and Interiors, led by director Rosa Douramanis.
Together, they worked on a design that would showcase how subtle, site-sensitive design can strengthen a home’s relationship to its extraordinary surroundings.
“We approached the project with restraint,” Douramanis said.
“It was about refining what was there — adding only what was needed, and making sure every intervention felt like it belonged.”

The project was completed in 2021 by Channel Construction, with the transformation building upon the original structure rather than replacing it.
New spaces were introduced that enhance liveability while maintaining deep respect for context.
There is so much to discover, with the design including a light-filled sunroom adjacent to the original dining and kitchen area; window seats that line the northern elevation, offering intimate moments to pause and absorb the expansive views; and a generous balcony that extends the living space outward.
There is a new main bedroom that provides privacy, complemented by two additional bedrooms and a study nook within the flowing single-level layout.
Extensive double glazing in the open-plan living, kitchen and dining area showcases sweeping channel and island views.

The kitchen serves as an entertainer’s dream, offering ample space with stone benchtops and a butler’s pantry.
Quality appliances include a Smeg dual-fuel pyrolytic oven, gas cooktop and double door dishwasher, with integrated refrigeration completing the sophisticated culinary space.
Outside, a western cedar door opens to a private entertaining deck featuring a built-in Ilve industrial barbecue and rangehood.
Downstairs, a second living area with external access to a lower deck offers a serene retreat, complete with separate WC, storage and cellar space, plus a double garage with EV charging capability.
Material selection was guided by longevity, sustainability, and the desire for a building that would evolve with its surroundings. The facade features Corten steel and spotted gum — chosen for their durability and ability to develop a rich patina that echoes the tones of the bushland as seasons shift.

Ducted heating and cooling, creative lighting, underfloor heating, electric blinds and walls of custom storage enhance comfort and functionality.
Security and privacy are assured with a high electric gate and animal-proof fencing, while sustainability features include 16 SolarEdge solar panels.
A substantial powered farm shed and premium security system complete this sophisticated sanctuary.

Douramanis said every decision was made in close collaboration with the client, ensuring the alterations reflected their lifestyle and values.
“Robin Hill is a rare example of how thoughtful design can elevate an existing home — enhancing its relationship to site, improving functionality, and creating a space that supports wellbeing,” she said.
“For those seeking a retreat that honours the land and invites a deeper connection to nature, it’s a place to truly call home.”
This Flowerpot property is listed for sale with Wolf Property director, Cam Rogers who said it is a one-of-a-kind property.
A prime example is the Corten exterior with the home’s name and a bird design cut into the steel, he said.
“The architecture is what makes it stand out,” Mr Rogers said.
“From the high-end finish to material choices to the Scandinavian minimalist interiors that provide a contrast to the steel exterior — everything about it is impressive.
“There is nothing like it.”

Mr Rogers expects the acreage to appeal to sophisticated buyers.
“It is certain to catch the eye of buyers who are looking for something special and sizeable without being a sprawling house,” he said.
“With three bedrooms and bathrooms, it could be someone’s full-time home, or used as a holiday escape.
“It would also suit interstate-based lockup and leave buyers, or someone who wants to make the move to Tasmania.
“Flowerpot a beautiful area that feels a world away from the city, but you can drive to the city in just 45 minutes. Even less to Margate or Kingston.”
