Fleurieu Peninsula wetlands with island earmarked for dream home

The last “jewel in the crown’’ of a multi-award-winning housing estate on the Fleurieu Peninsula has finally hit the market – four decades after work started on the environmentally-sustainable development.

Developer Steve Wright said the listing of Lot 14, Sun Orchid Drive, Chiton, was worth the wait for buyers keen to snap up 7.25ha of paradise on a single title.

“Someone will be really happy here living out their dream’’ Mr Wright said.

“That particular parcel of land has a beautiful island on it and it’s a wonderful bird sanctuary.

“There’s probably three jewels in the crown (at Beyond estate).

The Chiton property at Lot 14, Sun Orchid Drive comes with wetlands.


It is 7.25ha all up and includes a small island.


“I have one of them with my partner, my son Adam has one and this is the other – and it’s equally as good as the ones Adam and I have.

“It will be very desirable as a place to live and build a dream house or simply to come down and put a studio on it and paint and do pottery or write.

“Or it’s perfect for young families who love nature and love the environment and love to be by the coast.’’

Mr Wright conceived the idea for Beyond estate in the 1980s, when he started planting the first of what is now more than 350,000 native trees and shrubs on his former sheep farm and created a series of wetlands.

While typical residential development requires 12 per cent of land be open space, Mr Wright committed to 47 per cent of landscaped reserves, parks and wetlands.

He said Lot 14’s landholding, which includes a designated building site of 630sqm, was exceptional.

Other blocks sold within the development have been limited to up to 996sqm.

“I just thought (about) how would I like to live with my family and … I wanted parks and gardens for fresh air,’’ Mr Wright said.

“People live longer and have a healthier, happier life when they’re in nature.

“I just thought why can’t we build a development that is a truly environmentally sustainable development and where everyone backs on to at least one park or garden?

It’s part of the multi-award-winning housing estate Beyond on the Fleurieu Peninsula.


“Many of the residents (at Beyond) now have two or three parks or gardens (adjoining their property boundary).’’

With the estate’s woodlands now well-established, the property is home to hundreds of bird species, as well as frogs and other wildlife, Mr Wright said.

He said power, mains water, sewerage and the NBN ran past the property boundary and was able to be connected by the buyer, if they did not wish to live off-grid.

Selling agent Mark Forde, of Harris Real Estate – South Coast, said the designated building site offered spectacular views and privacy, while remaining near facilities at Victor Harbor.

“You feel like you’re away from the rest of the world but you’re still so close to everything,’’ Mr Forde said.

“You can enjoy the beautiful sunrises and the beauty of the sun setting over the waterways and it’s so calm and tranquil – apart from the birds, you have that feeling of being completely alone and at peace with nature.

“It’s just a very, very pretty spot. It’s very special and very unique and will probably never be repeated.’’

The Beyond estate has won a swag of awards, including the Urban Development Institute of Australia’s sustainability and environmental excellence awards.

Lot 14 is listed for sale with a price guide of $1.45m to $1.55m.
