One of Adelaide’s most historic industrial sites is entering a new chapter, with the first apartments released at the Southwark Grounds precinct.
The former West End Brewery site is being transformed into one of Adelaide’s biggest inner-city renewal projects, with Southwark Grounds set to deliver up to 1700 homes just two kilometres from the Adelaide CBD.

Located on Port Road, the $1 billion project will convert the long-vacant industrial site into a mixed-use neighbourhood featuring up to 1700 homes, retail and hospitality spaces, public parks and community infrastructure over the next decade.
Initially, 1300 homes were proposed, but in May 2026, the South Australian government lifted building heights across parts of the precinct, increasing housing capacity by about 400 homes and allowing buildings up to 14 storeys.
Housing across the precinct will include a mix of apartments and townhouses delivered by several developers, creating a diverse inner-city community aimed at a range of buyers and residents.
On the corner of Holland and Winwood Street, Otello and Fortis are set to deliver apartments while South Australian developer Kolabb, in partnership with builder Centina and funding partner ICAM, is delivering a mix of two-to-four-bedroom townhouses on the corner of Cawthorne Street and Anderson Street.
Contour Property, together with builder Blag Homes, is also delivering a collection of two and three-bedroom townhouses within the precinct called West Village.
The first townhouses at Southwark Grounds, known as Founders Row, are already nearing completion, with the first residents expected to move in later this year.

Samaras Construction & Developments is delivering The Bond, an 11-storey project featuring 125 apartments above retail and hospitality spaces fronting a newly created public park.
At least 20% of apartments will be offered as affordable housing through HomeSeeker SA, in line with requirements across the broader Southwark Grounds development.
SA minister for housing Nick Champion said Southwark Grounds was rapidly evolving into one of Adelaide’s most connected new neighbourhoods.
“Every stage of Southwark Grounds tells the same story; a once-vacant industrial site transforming into one of Adelaide's most connected and liveable new neighbourhoods,” he said.
Minister for industrial relations and public sector Kyam Maher said the redevelopment of the former West End Brewery site would play a major role in the future of Adelaide’s inner west.
“At Southwark Grounds, we are delivering homes, jobs and a new community that will define this part of the city for generations,” he said.
“This development is proof that when government is willing to be bold, you can turn a vacant industrial site into a thriving new suburb in just a few years.”
Construction is expected to begin early next year, with the first residents anticipated by late 2028.
