A waterfront precinct on the Gold Coast Spit has unveiled its final collection of ultra-luxury penthouses and rooftop residences as the final stage of construction approaches completion.
Positioned between the ocean and the Broadwater with more than 100m of waterfront, The Mantaray Marina and Residences will be completed this year, delivering the first development on the peninsula in more than 25 years.
Led by Gordon Corp founder and chief executive Tim Gordon in partnership with pub baron Bruce Mathieson, the low-density, owner occupier enclave has been conceived as a world-class marina address.
“The Mantaray is a true on-water experience, bringing together design, lifestyle and privacy at a scale and calibre not seen in Australia,” Mr Gordon said.
“We’ve purposefully withheld the final collection of residences until the final stage of construction to enable buyers to experience the vision and scale first-hand.”
The precinct delivers 24 residences anchored on a 10,000sq m waterfront site on The Spit, alongside a 67-berth superyacht marina with a two-level floating lounge, and a high-end promenade with cafe and dining options.

Gordon Corp sales and marketing director Lara Dimond said buyer demand was driven exclusively by Australian owner occupiers.
“Australia’s prestige market understands the rarity of a new residential offering on The Spit and The Mantaray has attracted buyers from the Gold Coast, Brisbane, Sydney and Melbourne,” she said.
Ms Dimond said the final collection of The Mantaray included a three-bedroom residence, rooftop residences, and penthouses.
“The Mantaray penthouses each span approximately 600sq m on the residence level, complemented by more than 550sq m of private rooftop domain, capturing uninterrupted views across the Broadwater, Pacific Ocean and city skyline,” she said.

“Owners step directly into the residences via a private lift, and multiple living zones are arranged to accommodate spaces for both formal entertaining and private retreat.
“A double-height void and sculptural staircase connect to a private rooftop, complete with private pool and spa, open-air dining and entertainment zones, and expansive landscaping.”
Resident amenities have been designed as an extension of the residences themselves and include a concierge service, 40m resort pool, and 350sq m wellness facility with strength, recovery and thermal environments. At the heart of the superyacht marina, the floating lounge hosts its own restaurant, bar and event facilities.
Buyers Viv and Denis Morrissey, based in Sydney, were among the first to purchase at The Mantaray, and said they were instantly drawn to the ‘intimacy, privacy and vision’ of the three-storey development.
“What we love about The Mantaray is that it presents as a private waterfront retreat – it’s not a traditional waterfront development and that spoke volumes to us,” Mrs Morrissey said.
“Our residence spans the length of the building, capturing marina views from our residence and beach views from our private rooftop terrace and pool, something we instantly envisioned as the perfect setting for entertaining friends, long lunches with our children, and special moments with our grandchildren.

“Equally as important are the quieter moments it will create for just the two of us – early morning coffees overlooking the water, afternoons by the pool, and evening walks along Main Beach.
“There is something incredibly special about having a place designed not only for family connection, but also for slowing down together and enjoying this next stage of life as a couple.
“The location is exceptional. Having a restaurant below and Tedder Ave moments away means cafes, restaurants and boutiques become part of everyday life.
“The concierge service and wellness facilities ultimately complete the picture for us. This is not simply an apartment purchase – it’s an investment in lifestyle, family, and future memories.
“The Mantaray is unique for Australia, not just the Gold Coast. I can’t think of anywhere that brings it all together at this scale.”
Builder Multiplex is on schedule to complete the residential development next month, with the marina on track for completion later in the year.
