Eddie Perfect is selling his Crib Point retreat on the Mornington Peninsula, revealing the quiet lifestyle behind his six-month Beetlejuice run.


Fresh off a six-month run as Beetlejuice, actor, writer and comedian Eddie Perfect is selling his Crib Point retreat where TV is banned.

Famed for stage shows including Shane Warne The Musical as well as King Kong, and appearing in TV hit Offspring, Perfect became a household name from his show Keating! The Musical.

The three-bedroom home sits on a large semi-rural allotment at 496 Stony Point Rd and was chosen not for prestige or profile, but for horses, surf breaks and space to slow down with wife Lucy Cochran and daughters Lottie Lux and Kitty.

“My wife is very horsey, she’s an equestrian rider and has always loved horses, so from the outset we were looking for something that genuinely functioned as a horse property,” Perfect said.
“That was the driving idea from day one.”

The property backs directly onto the Balnarring Pony Club, offering access to arenas, cross-country courses and open land stretching toward Western Port Bay.

While many buyers gravitate toward the Mornington Peninsula’s better-known villages, Perfect said Crib Point appealed precisely because it flew under the radar.

“A lot of people know the Peninsula broadly, but they don’t always know Crib Point specifically,” he said.
“It’s much more connected to Western Port Bay.”

The location struck a balance that worked for the whole family.

His wife could ride, while Perfect could access his favourite surf spots around Shoreham, Honeysuckle Point, Flinders and Point Leo.

“That whole stretch from Balnarring through to Flinders is kind of my happy place,” Perfect said.
“Crib Point sits right next to all of that.”

Somers dog beach, about ten minutes away, was another drawcard.

Despite Stony Point Rd’s traffic, the property itself delivered a surprise once they moved in.

“The biggest surprise was how quiet it felt once you were inside,” Perfect said.

“You shut the gate and it’s incredibly secluded.”

Beyond the garden, a gate opens into around over 20ha of adjoining land through the pony club, delivering unexpected wildlife encounters.

“We discovered kangaroos and echidnas so close to home,” he said.
“You can walk for ages.”

For Perfect, surfing plays less of a competitive role and more of a grounding one.

“It’s important as you get older to have something you’re not very good at,” he said.
“Surfing does that for me. It humbles me.”

The property also evolved alongside family life.
With two teenage children, space became just as important as togetherness.

“The holiday house was about carving out time together without being on top of each other,” he said.
“Teenagers don’t want you right next to them, but they do want you around.”

Perfect said the mealuxury now means something very different.

“For me now, luxury is proximity to nature, the beach, animals and my kids,” Perfect said.

“If I reordered that list today, my kids would be first.”

The Beetlejuice star said privacy wasn’t a major driver, despite the acreage.

“I’m a private person, but I like living in the world,” Perfect said.
“Crib Point is a tight-knit community, people look after each other.”

The home was used year-round, with its proximity to Melbourne, roughly 70 minutes, making weekend trips realistic even during school terms.

“We set it up as an analogue holiday house,” Perfect said.

The land surrounding the Crib Point property, offering space, gardens and a semi-rural Peninsula feel.

“No TV, It was about connection, conversation and being present.”

The Crib Point property at 496 Stony Point Rd is now being offered to the market as Perfect enters a new phase, stepping back from touring to focus on writing, family and long-term creative projects.

“There’s nothing hidden or mysterious about the house,” he said.
“It’s a really nice home on the Mornington Peninsula.”

It is listed with Roberts Partners Real Estate agents Lisa Roberts and Michelle Cahir, with a price guide of $1.049m-$1,153,900.
