Christmas has come early for more than 100 Brisbane homeowners, who can move into their new riverside apartments thanks to fast-tracking from the Brisbane City Council.

Monarch Residences in Toowong has seen the project reach completion ahead of schedule, with developer Consolidated Properties Group (CPG) collaborating with the council and Hutchinson Builders to get the homes ready in time for the holidays.

Dozens of families in the $450 million luxury development brought forward their settlement so they could move in early, after months of uncertainty about if they’d move in before the new year.

Monarch Residences in Toowong is a $450 million project that has been under construction since 2023.

CPG Head of Residential James MacGinley said he was grateful for the with the council’s quick sign-off allowing a two to four-week process to happen in less than a week.

“We were blown away,” he said. “From the time we sent the last piece of information required, BCC provided sign off in less than one hour. This is unheard of … without this, we [had] no chance of allowing people to move into their homes before Christmas.”

Consolidated Properties Group head of residential James MacGinley said the quick sign-off on the final paperwork allowed them to offer residents the early holiday gift.

CPG also received help from Urban Utilities, Energex and Titles Queensland, which were all able to remove bottle necks on the final steps of the project.

“Titles Queensland also included Monarch in a Pilot Program to accelerate registration of titles,” Mr MacGinley said. “Their pre-examination of the plans allowed them to register 215 titles in less than 48 hours which made a huge difference.”

CPG worked with Hutchinson Builders, Urban Utilities, Energex and Titles Queensland to remove several bottlenecks to meet the new deadline.

Three of 215 apartments in the boutique development are left for sale, with prices beginning at around $3.5 million.

With only three of the 215 apartments unsold (remaining unit prices begin at around $3.5m), the homeowners were able to move in from the weekend of December 20.

They and the future residences will be sharing amenities across two towers, 1.2 hectares and Middenbury House, a restored heritage home within the site.

Jim and Penny Bedson are two residents who took up the chance to move in as soon as possible.

Homeowners Jim and Penny Bedson said they planned to move into their new unit immediately.

“We sold our house during the year in preparation for settlement and have been in temporary accommodation since July,” Mr Bedson said. “Our latest AIRBNB apartment terminated on the 19th of December and Consolidated Properties allowed us to bring forward settlement so that we didn’t have to find more temporary accommodation in the week before Christmas. It will be amazing to sit on our riverfront balcony on Christmas morning.”
