Drumcondra home renovation secures award for Geelong builder

Chapman Building Group won a Master Builders Australia award for the renovation of this Drumcondra home.


A high-end renovation to a Geelong bayside suburban character home has won a national award for a local builder.

Chapman Building Group took out the Master Builders Australia award for the best renovation or addition between $500,000 and $750,000 for the Drumcondra project.

Director Tom Chapman received the award at a gala event in Adelaide, having already won the Victorian gong for the same project.

The 30-year-old Geelong West builder collaborated with the homeowners, Newtown building designer SawMill Designs and Geelong interior designer Kate Jeanes Designs to renovate the ornate Federation era house a block from Western Beach.

Mr Chapman said the clients had engaged the architect and interior designer before he came on board.

“Actually, Kate Jeanes, who was the interior designer, spoke with me first to check out whether I was fit for the project and it snowballed from there,” he said.

“It’s a fantastic project.”

The project was almost entirely an interior renovation, apart from a small extension to cater for an expanded ensuite, and an extended rear deck, but has made a big impact on the home.

“They were pretty much putting their taste into the home,” he said.

The character of the 1910 home, which had previously been renovated around 2004, remains intact with the front bedrooms receiving minimal updates in the project.

The renovation celebrates the heritage of the home that last sold in 2023 for $2.1m, which features leadlight windows, decorative timber fretwork, high pressed metal ceilings with decorative cornices

A vaulted ceiling and skylights add natural light to the main living zone.


The main focus of the renovation was to reconfigure the kitchen, bathrooms, laundry and dining area for better flow and functionality.

An ensuite was also extended to create luxury main bedroom retreat.

A vaulted ceiling was installed in the kitchen, featuring two skylights that draw precious natural light into the centre of the main living space.

The renovation introduced contemporary and classic elements to the residence, including industrial-style glass doors, square-set ceilings, window seating to the lounge area, along with a wine cellar and hydronic heating.

New flooring and new painting unified the interiors, while outside, a deck was extended and a striking freestanding steel pergola added to enhance the indoor-outdoor entertainment area.

The carpenter by trade who moved into building five years ago spends most of his time on projects across Geelong’s major inner suburbs, such as Newtown and Geelong West.

He’s been busy, despite the ups and downs impacting the industry in growth suburbs.

“We’re pretty shielded in Geelong West. The sort of people who want a renovation don’t want to move and their house needs work,” he said.

The award is good for business, he said.

“It shows who we are, who we want to be. It gives clients something to gauge us off, being a younger builder.

“Your name is everything and that why you try and build a reputation, so it helps a lot.”
