Dr. Phil’s Palatial Former Mansion Hits the Rental Market in Beverly Hills—for $65K a Month

An extraordinary Mediterranean-style mansion that was custom-built for TV host Dr. Phil and his wife has returned to the market for the first time in more than a decade, this time as a luxe rental property.

Located on a plum 0.72-acre parcel in Beverly Hills, CA, the 12,025-square-foot abode was completed in 2001 and was home to the on-air host and his spouse, Robin McGraw, for a decade, before they sold it to its current owners for $12 million in 2011.

In its listing, which is held by Illulian Realty founder Benjamin Illulian, the seven-bedroom manse is described as offering an exceptional blend of "scale, sophistication, and timeless design," having been designed to serve as both a luxurious sanctuary and a grand entertaining space.

Set behind a gated entryway, the dwelling is bordered by trees and hedges that add another layer of privacy, turning the "resort-style grounds" into a private oasis for residents and guests. It offers a cornucopia of amenities, both inside and out.

Extravagance abounds from the moment visitors set eyes on the dwelling, which is accessed by a "grand circular driveway" that leads to the mansion. It also comes with two separate garages, which can house a total of 13 vehicles, making it ideal for auto enthusiasts.

Inside, a double-height foyer sets the tone for the luxury that can be found across every inch of the home. It features an array of living areas on the main level, including "elegant living and dining rooms, a chef's kitchen, and a state-of-the-art home theater."

The kitchen has ample room for casual dining, with both a sizable eat-at island and a breakfast nook offering plenty of space for large families or guests. The cozy living room offers views of the idyllic backyard, as well as a stunning marble fireplace.

That space boasts large French doors that open to the backyard—and a picturesque covered patio, where additional dining and relaxation areas are located.

A smaller den-style space features a second fireplace, while an elegant office could well be turned into an additional bedroom or a workout studio.

The main level has two guest suites, while a detached one-bedroom guesthouse provides additional accommodations for visitors or staff. It offers a living space and kitchenette for added convenience.

However, the jewel in the crown of the mansion is undoubtedly the primary suite, which is located on the second story and is described as a "true private sanctuary." It comes complete with two "spa-inspired bathrooms" and incredible walk-in closets that Illulian tells Realtor.com are truly "one-of-a-kind" in their size and design.

The main bedroom is also home to an elegant seating area, another fireplace, and a private balcony with plenty of room for relaxing.

"Designed for seamless indoor-outdoor living, the resort-style grounds showcase a tranquil fountain, manicured rose gardens, multiple covered loggias, an outdoor fireplace, and a refined alfresco dining pavilion ideal for entertaining," the description adds.

The latest listing comes nearly a year after the property was first put on the rental market. It was initially offered for the much higher price of $100,000 a month in July 2025. That sum was quickly lowered to $85,000, then to $75,000 at the start of this year, before the mansion was removed from the market.

Dr. Phil and his wife, meanwhile, have since relocated to an even larger Beverly Hills dwelling, which they purchased for $29.8 million in 2010.

The couple boast an expansive property portfolio that includes several more California dwellings, including the Calabasas mansion they snapped up in 2011 for $6.6 million and another Beverly Hills abode that was bought for $10 million in 2020 and is understood to be used primarily by their son Jordan McGraw and his wife, Morgan Stewart.

Beyond California, Dr. Phil boasts a very impressive mansion in Dallas, which he bought in 2020 after it had been listed for just under $12 million.

The TV host's property portfolio and net worth have come under intense scrutiny in recent months after he made an attempt to file for Chapter 11 bankruptcy for his media startup, Merit Street Media, in 2025. His request was later denied by a judge.

Dr. Phil, whose full name is Phillip Calvin McGraw, filed for Chapter 11 for Merit Street in July of that year, a move that would have enabled him to engineer a path forward for the company.

However, U.S. Bankruptcy Judge Scott Everett turned down that request—accusing the longtime TV personality of failing to reveal the full truth about his company's finances and how they ended up in such a dire state.

In his ruling, Everett accused Dr. Phil of displaying a lack of "candor" throughout proceedings, adding that "there [was] no hope for rehabilitation" for the TV host's company. He noted that he believed Merit Street was already "dead as a doornail when the bankruptcy was filed," according to the Hollywood Reporter.

Everett ordered that the case be moved to a Chapter 7 liquidation, which saw a trustee placed in control of the sale of Merit Street's assets, which will be used to pay off companies and creditors that are owed money.
