Motorbike enthusiasts have pushed the price of a 4ha hobbyist’s paradise up to $200,000 higher than expectations – but a supercross track that created hype is set to be flattened by the property’s new owner.
Ray White Barossa Valley/Two Wells selling agent Jamie Wood confirmed the sprawling Waterloo Corner property sold last month for $1.725m – with competition from dirt bike fans a significant factor in the selling price.
“It’s always hard to tell but I would say (interest from motorbike fans) probably (resulted in the vendors being) anywhere from $100,000 to $200,000 better off – that’s just from the sheer numbers of parties having a look and generating a bit of competition,’’ Mr Wood said.

“We had about 60 different parties interested – that’s people making inquiries, getting information or coming through (inspecting the property).
“What I find, however, is while (motorbike enthusiasts) will certainly look at (suitable properties), what they’re willing to pay (for them) is generally a little bit less than anyone (else) that wants that (location) for whatever that area offers.
“(Buyers wanting a motorbike track) don’t generally get to the right (price) levels (that others are willing to offer) – they’re very expensive dirt jumps.’’

The property was offered with a 3.2ha professionally-built supercross and motocross track that Mr Wood said had been created by the vendors for their son, who, for a time, was well- known for his motorcycle riding prowess.
A four-bedroom home, built just five years ago, featured a large, gabled outdoor living space and there was also a basketball court.

Mr Wood said the successful buyer had no interest in motocross and instead intended to operate a horticultural business from the property, which is based in a semirural location about 25km north of the Adelaide CBD.
“From what I believe, the new owner is actually going to live in the home but flatten everything else and use it as a horticultural block,’’ he said.
“They’ve got their fingers in some horticultural-type set-ups already and they’ve got a couple of trucks so they were looking for somewhere they could bring their business home to (base their operations).’’
While rarely offered to market, Mr Wood said motocross tracks were immensely popular with buyers.
He said video footage of a rider on a motocross track that was filmed as part of the listing for a similar property he sold three years ago was still being circulated on social media, prompting semi-regular inquiries from hopeful buyers wanting to know if the property remained available for sale.
