Developer unveils 400-home Somerley project for Geelong’s north

Cedar Woods Properties has paid nearly $35m for this 18.6ha property on Plantation Rd, Corio.


ASX-listed property developer Cedar Woods Properties has revealed the first information about its new 400-home project in Geelong’s north.

Somerley is a new masterplanned community designed to create housing diversity and long-term value at Corio.

Cedar Woods acquired the 18.6ha Plantation Rd site beside Sutcliffe Reserve where it plans to deliver about 400 new homes supported by a central park.

Somerley is expected to launch its first land release in February 2026, with house and land packages from about $500,000.

Families, first-home buyers, downsizers and investors looking to build their future in a location that balances lifestyle and long-term value are the key markets for the estate.

Cedar Woods revealed it had purchased the large block of residential zoned land in a $34.9m off-market deal last January.

The majority of the development is expected to comprise single storey, three- and four-bedroom homes designed to appeal to young families and those looking to enter the market at a more affordable price point.

Somerley will include a variety of lot sizes and a wide selection of builders and leverage the existing schools, shopping and other amenities within Geelong’s northern suburb.

Cedar Woods Victorian state manager James Bovell said the developer was inspired by the region’s strong momentum, its economic confidence and the potential they see in Geelong’s north.

“Somerley is designed to deliver a community with a strong sense of belonging, supported by

access to quality education, employment opportunities and recreation,” Mr Bovell said.

“Our focus is on creating the foundations for residents to build long, fulfilling lives here.”

Somerley estate is located on land at the very north-west edge of Corio, next to Sutcliffe Park and the Geelong Ring Road.


Cedar Woods has partnered with Geelong creative agency IvyStreet to help shape the identity of Somerley with a distinctly local lens.

The collaboration embeds community insight and local knowledge into the design,

“Working closely with Cedar Woods to embed local insights, we’re shaping a neighbourhood that residents can connect with, celebrate, and be proud of, IvyStreet managing director Brad Papworth said.

Cedar Woods’ estate is bigger than the proposed Lynden Estate development on the former Flinders Peak school site, also in Corio’s north.

Sivasli Group, which paid around $12m for the former school site, launched a bid to create 282 dwellings on the 7.3ha site.
