First-home buyers priced out of the Gold Coast market have a new option, with one developer offering apartments from $778,000.
The latest project is at Biggera Waters in developer Lewis Land’s landmark Harbour Shores masterplan.

First-home buyer Holly Humphreys and her boyfriend spent the past year searching for their first home on the Gold Coast and found navigating the increasingly competitive market stressful and disheartening.
“We fell in love with the first house we bid on and got our hopes up, but after repeated knock-backs we learned not to get too attached,” Ms Humphreys said.
“We offered at the high end of price guides, but sales kept going even higher.
“That’s where we really struggled and we needed to re-evaluate our budget and our expectations.
“Stand-alone houses were off the table, and we pivoted to apartments and townhouses.”

Ms Humpherys said it was encouraging to see Lewis Land delivering apartments with this demographic in mind.
“There’s a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise,” she said. “It’s fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind.”

Lewis Land head of development Michael Long said one-bedroom apartments within Solis were priced from $778,000.
“First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution,” Mr Long said.
“That’s why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city’s next generation of homeowners – quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.
“This approach places 30 per cent of apartments in Solis under $1m, and with proximity to Harbour Town’s future light rail extension connecting residents to the city’s major employment and knowledge hubs, it’s a win for buyers looking to secure their first property.”

Despite being partly geared towards first home buyers, Solis will still be on the open market, allowing any buyer including investors to purchase apartments.
“We’ve specifically designed the apartments in Solis to be accessible to first home buyers,” Mr Long said.
“We will do everything we can to prioritise first home buyers in the first release, however it’s important for first home buyers get in early, because demand for this type of product is likely to be strong.”

Designed by BDA Architecture, the seven-storey building will deliver a mix of one, two and three-bedroom floorplans, some as large as 232 sqm, complete with large balconies and refined finishes.
“Solis residents will have access to Harbour Shores’ lifestyle and wellness amenities including a large lagoon pool, social clubhouse, tennis court, gym, yoga and sauna facilities,” Mr Long said.
Solis will officially launch on July 11.
It will be the first development to be delivered within the second stage of the Harbour Shores masterplan, with works expected to start in September 2026.
