A New South Wales developer has broken into Queensland’s housing market with approval for 855 homes as part of a massive 7,000-dwelling masterplanned community.

Developer Celestino secured approval for the first precinct at Logan, south of Brisbane, within its Greater Flagstone community at Riverbend, marking the company’s first development project in the Sunshine State.

The permit for the Riverbend site includes 855 residential lots, multiple density housing sites, a primary school, a main entry boulevard, parks and additional open space, representing the first stage of a broader masterplanned community that will ultimately deliver more than 7,000 homes.

Located within the Greater Flagstone Priority Development Area, the Riverbend project will help meet growing housing demand across one of South East Queensland’s fastest-growing regions.

Celestino CEO Matthew Scard said the approval represented a significant milestone for the business and reinforced the company’s commitment to quality developments in Queensland.

“The approval of Riverbend Precinct 1 is a defining milestone for Celestino as we expand into the Queensland masterplanned community space for the first time,” Mr Scard said.

“South East Queensland continues to experience strong population growth and increasing demand for housing, and we’re excited to bring Celestino’s brand, and experience in masterplanned communities to this important growth corridor.”

The Real Estate Institute of Queensland’s CEO Antonia Mercorella said supply had to remain a priority if governments wanted to preserve a pathway to home ownership while maintaining a healthy property market.

“We need sustained action to boost housing delivery, improve productivity, and make it easier to bring the right mix of homes to market,” she said.

“Pathways to home ownership should be a focus but continued investor activity is also a key priority to ensure the rental population is catered for and rental prices are kept in check.”

The latest approved precinct at Flagstone will provide desperately-needed housing with infrastructure and community amenities including parks, open space, future schools and transport.

“This community will be more than a residential development — it’s the beginning of a new neighbourhood designed around connection, liveability and long-term growth,” Mr Scard said.
