Darwin’s property squeeze: Wet season sees listings dry up

Darwin homebuyers are faced with a shrinking pool of options as the number of property listings drop in the NT’s capital.

The latest REA Group Listings Report found the number of homes listed for sale in Darwin plummeted 38.2 per cent year-on-year in December.

Total listings were also down 17.5 per cent for the month.

New listings in Darwin fell 8.6 per cent from December 2024 to December 2025 and dropped 59.3 per cent month-on-month.

In regional NT, total listings were down 4.1 per cent month-on-month and 12.5 per cent year-on-year.

New listings in regional NT remained stable across December but were up 15.8 per cent year-on-year.

REA senior economist, Angus Moore said the total volume of listings nationally was down 12 per cent year-on-year, with declines across all markets.

“Sydney and Melbourne recorded fewer total listings on market than at the end of 2024, but choice was still above average for the typically quieter end-of-year period.

“National new listings were lower in December compared to November for the seasonally quiet end-of-year break, but were in line with volumes recorded in December 2024 (-0.1% year-on-year).

“Sydney (+12%), Melbourne (+10%) and Canberra (+20%) continued to record strong increases in new listings year-on-year.

“However, Perth conditions remained subdued (-20% YoY), as they were throughout spring, and new listings in Brisbane were also lower YoY (-5%).

“Adelaide recorded a small increase (+2% YoY), bucking its trend of quieter activity throughout spring.”
