Custom Armstrong Creek home smashes suburb price record

A custom Armstrong Creek home opposite parkland has knocked off near neighbours to set a new record price in the suburb.

The architect-designed, four-bedroom house at 41 Ambrosia Drive sold for $1.35m after a five-month campaign, eclipsing the price record for the southern Geelong suburb by $65,000.

Collingwood based CO. OP Studios and Vivid Edge Design collaborated on the contemporary build that occupies a 660sq m corner block.

Indoor-outdoor living is at the heart of the design, which wraps around an in-ground swimming pool.

The house made a bold statement with its German-made fibre cement facade, featuring pivoting screens to control privacy and light in the front lounge.

But inside, timber highlights and Modernist inspired wall cladding created a warm vibe.

Fletchers Bellarine agent Ben Roberts said the property deserved a bullish campaign because it’s a custom architectural designed home.

When the property was initially listed, Mr Roberts said the property stood out due to its design and location.

Both the central living zone and main bedroom overlook the swimming pool and outdoor entertainment area.


A butler’s pantry is hidden off the kitchen.


“The main thing is the design flow, ceiling heights glazing and architectural flair but also, being on a corner block across the road from the park, it feels like you don’t really have a neighbour so it’s pretty cool in that aspect,” he said.

“You have got light everywhere and you have got a big skyline.”

High-end features include American oak flooring, custom-made double glazing, Hermon & Hermon lighting, a 40-panel solar system and a luxury kitchen with a suite of V-Zug appliances, including an induction wok cooktop, and an integrated Liebherr fridge and freezer.

Mr Roberts said the home attracted interest from far and wide during the campaign, including people come from Point Fairy in Victoria’s west and Metung in east Gippsland, along with interested groups from Geelong and the Surf Coast.

Timber panelling stretches from outdoors to inside, and helps a door disappear into the cladding.


The clever screening system creates a private entry to the home.


The buyers were from Werribee and will be moving closer to family, he said.

“It just goes to show you build the property, they will come,” he said.

“Even people from the Bellarine as well, looking to get a downsized property and put some money in the bank.”

It’s the third home in the Ambrosia Drive to crack the price record in Armstrong Creek.

It beats the $1.285m set at number 69 Ambrosia Drive, a five-bedroom, five-bathroom home which McGrath Armstrong Creek Sam Parsons sold last October.
