A feature ceiling in the kitchen as well as feature wall elements around the home helped the owners of 23 Mountleigh Circuit, Craigieburn, to a sales success story.
A Craigieburn couple have revealed the unexpected way their home’s walls and ceilings helped them to a better than expected sale amid worsening selling conditions.
The pair listed their 23 Mountleigh Circuit residence of the past eight years for sale just days before the United States and Israel commenced attacks on Iran.
Within a few weeks they were hearing stories from their broker and their conveyancer of other people having to sell their home for less than expected, and they began to lower their expectations.

Yesterday the home went under the hammer and quickly had four bidders drive it from an opening offer just below its $660,000-$680,000 pre-auction price guide to a sale at $740,000.
“We had been doing it tough, and when the market turned my heart sank,” she said.
“I thought we were in trouble. That if we didn’t sell we would have to do so in a few days — but there is still hope left. In a world where everything is uncertain, it’s put a bit of pep in our steps.”
She added that in their sale’s favour had been the home’s owner-builder history, ensuring it was filled with uncommon bonuses such as feature walls and ceilings, that she believed helped ensure buyer interest despite deteriorating market confidence.
A showpiece kitchen comes with plenty to draw the eye, including its ceiling.
Feature walls around the home include a panelled segment of the main bedroom.
Ray White Craigieburn’s Trish Orrico handled the sale and said the result was positive.
However, Ms Orrico noted that while first-home buyers had been warded off over the year — investors were trying to make a move before the prospect of any tax changes that might be announced in next month’s state or federal budgets, with the keys going to a buyer based in Sydney.
“First-home buyers are getting muscled out, because they are more conservative than they were earlier in the year,” she said.
“But we are still getting worthy results, but it’s not going crazy.”
On the other side of the coin, 98 Golf View Drive, Craigieburn, sold to a young couple who had already lost a number of recent auctions in the past few weeks.

Ray White Craigieburn agent Phong Ho said there had been two buyers willing to battle it out for the four-bedroom home.
The property that was listed for $840,000-$860,000 but eventually sold for $897,500.
“The couple who purchased the property went to their maximum budget of $895,000 but stretched it to secure the winning bid,” he said.
The agent added that the sellers were looking to relocate to Berwick in the south east, due to their kids’ school needs.
