Construction has started on a luxury apartment tower in Brisbane on a site that was left in limbo for more than a year.
Verso Projects’ newest development, The Marigold, is set to include 223 apartments and redefine resort-style living in the Olympic City.
Builders are now on-site at the resurrected project — the site was previously owned by Tallis Property Group, which had planned a $180m luxury tower development named ‘Akin’.
The contract for the project was cancelled with builders Descon Group Australia shortly after building began.
Progress was made on Akin’s podium car park and four-level basement by the time the project went into receivership in December, 2023.

Verso Projects bought the site and changed the plans with the project redesigned to add another level of luxury.
Residents will have access to bespoke amenities across two floors including a Yoga studio, Sommelier Lounge, gym, steam and sauna rooms, and hot and cold plunge pools.
“We have revamped the plans, adding another entire floor of social and wellness spaces to work and unwind,” said Verso Projects CEO Steve Laffey.
“It’s created an urban retreat with a fully equipped wellness centre, private cinema and inviting work-from-home spaces in a location close to everything you need”.

The development, at 35 Merivale St, now includes a mix of one, two, three, and four-bedrooms, penthouses and sub-penthouses as well as an expansive rooftop gardens complete with a pool, spa, palm trees, and green spaces overlooking the river and the CBD.
“The approach we have taken has been vindicated by the incredibly strong response we’ve received from those who want to embrace tranquil urban escape living, and we are only just beginning,” said Mr Laffey.

The Marigold is set for completion by the end of 2028 with apartments starting from $919,000.
Verso Projects has more than 6000 dwellings in the pipeline including Ripley Square, Toowong Central, and Rochdale’s Woodcarver.
