How the Connecticut Transfer Tax is Calculated

Connecticut’s real estate transfer tax, known as a real estate conveyance tax, is calculated at a rate based on the amount the property is sold for.

For residential dwellings, a tax rate of 0.75% of the first $800,000 of the property’s sales price is levied. A rate of 1.25% is levied for sale prices that exceed $800,000, up to $2.5 million, with a rate of 2.25% levied at any sales price over $2.5 million.

Below is a table showing Connecticut’s transfer tax tiers:

Sale price State rate
Less than $800,000 0.75%
$800,000 – $2,500,000 1.25%
$2,500,000 or more 2.25%

For example, if you sold your home for $415,000 (Connecticut’s median home price), you could expect to pay $3,113 in Connecticut transfer taxes.
