Chicken wars reignite as Chargrill Charlie’s corner shop hits the market

Just like Star Wars is set to release yet another rendition this week, the battle of charcoal chicken shops is with us once again with the sale of a Melbourne Chargrill Charlie’s.

Chicken wars are well-documented on Real Commercial, with independent shops facing increased pressure from giants El Jannah and Oporto, particularly in Sydney, where the famed ‘Red Rooster line’ is having to be redrawn. It’s even spilled over to Victoria, where El Jannah’s proliferation is immense.

The Chargrill Charlie’s brand licence sold in 2023 to pre-eminent chicken kings Craveable Brands, which also owns Red Rooster, Oporto and Chicken Treat. Though, customers still love Charlie’s for its homecooked vibe – a schtick that has stuck since its inception in 1989 in Coogee.

Sizzling strips in Surry Hills

Adjacent to the CBD, 265-271 Crown Street comes ready to go, currently fitted out as Krazy Bird Korean Chicken. Korean fried chicken serves up a spicy twist on the usual pollo affair.

While you could argue this one isn’t strictly charcoal chicken, Sydney was at risk of being outshone by Melbourne in this list.

Being served up at auction on 26 May, 1391 Botany Road in Botany plays host to Grilledmen Chicken who just recently signed onto a five year lease with a further five year option.

Fixed 4% annual rent increases are also part of the plan.

Located on one of the eastern suburbs’ most prominent streets, 1391 Botany Road has a lot to offer.

Serving up more than just chicken in Sunbury

Home to Sunbury Charcoal Chicken, Shop 1, 68 Evans Street is up for grabs for $850,000 to $875,000. The lease is close to expiring but there’s another term of five years coming up.

Shop two, hosting a beauty salon is also up for grabs and can be sold together.

Sunbury is fast being enveloped by Melbourne’s urban sprawl, and what was once a country town in its own right has become a booming suburb popular with growing families desiring a bit more space.
