Cedar Woods is launching land sales at its 400-lot Somerley development at Corio.


ASX-listed developer Cedar Woods Properties is launching its first Geelong residential development.

The first land sales at Somerley, a 18.6ha development at Corio, will be offered from Monday.

The masterplanned community comprising around 400 residential lots will be created in the project off Plantation Rd.

Land prices are expected to start from $239,000.

Cedar Woods is hosting a sales information event on Sunday, giving prospective buyers early access to lot sizes, release details and builder options.

Lots range from 179sq m to 350sq m, suited for three-and four-bedroom homes planned to appeal to first-home buyers, families and downsizers.

The development will become the biggest project within Geelong’s northern suburbs that’s not part of a major growth corridor.

The project, next to Sutcliffe Reserve, will feature walkable streets, green spaces and a planned Central Park.

Cedar Woods Victorian state manager James Bovell said the launch of land sales marks an opportunity for buyers looking to enter the market in the Geelong market.

“Somerley has been carefully planned to provide a well-connected option for people looking to build in Geelong’s north,” he said.

“Even before launching to market, we’ve seen strong interest from first-home buyers and families who want access to established amenity, transport and employment, without being priced out of the market.

“Somerley brings those elements together in a community designed to grow with its residents over time,” he said.

Cedar Woods’ estate is bigger than the proposed Lynden Estate development on the former Flinders Peak secondary school site, also in Corio’s north.

Sivasli Group, which paid around $12m for the former Rosewall Primary school site, launched a bid to create 282 dwellings on the 7.3ha site.

The project location offers access to the Geelong Ring Road to Melbourne, Avalon Airport and the Surf Coast, and local schools and shopping centres.
