Building to start on $50m project delivering 107 new homes in Corio

Construction is set to start on a $50m housing project to deliver 107 new homes in Geelong’s northern suburbs.

Melbourne developer Sivasli Group has launched the final stage of the Edenville project in Corio as builder Vestbuild prepares to begin construction soon.

The development is on the 3.2ha site of the old Rosewall Primary School that had remained vacant since 2008, one of four former school sites earmarked for residential redevelopment, delivering nearly 600 new homes across Norlane and Corio over the next few years.

Civil construction, including a new street network, is already complete on the Sharland Rd site, with housing construction anticipated to be complete in late 2026.

The project is 85 per cent pre-sold, with 71 two-bedroom terrace and courtyard units already snapped up by a mix of investors and owner-occupiers.

The final stage comprises single-storey and park-facing two-storey, three and four-bedroom homes priced from $689,900 to $789,900. A display suite is opening at McHarry Court, Corio.

The project has attracted a mix of purchasers, from first-home buyers to downsizers and investors.

Housing construction is due to start soon at the Edenville project in Corio.


The final stage includes 31 single-level, four-bedroom houses designed with north-facing living zones opening to backyards; and four double-storey houses with three or four bedrooms and large balconies facing the existing Rosewall Park.

Sivasli Group director Deniz Sivasli said the project was injecting much-needed new housing to Corio in an area where much of its housing stock is over 50 years old.

“Corio has seen families grow over generations, yet the supply of suitable, modern homes has not kept pace with evolving needs,” Mr Sivasli said.

Edenville block sizes range from 300sq m to 600sq m.

Kitchens feature Dekton porcelain stone benchtops and splashbacks, Polytec laminate joinery, Phoenix tapware and Omega appliances.


Homes at Edenville Corio feature timber hybrid flooring in living spaces, double-glazed windows and landscaped gardens.


The project is designed with homes to suit a range of buyers, from growing families to downsizers, with contemporary layouts, quality finishes such as timber hybrid flooring, Dekton porcelain stone benchtops and splashbacks and Polytec laminate joinery, and water tanks and double-glazed windows.

The Edenville project marks the first former school to be redeveloped since the creation of Northern Bay College in 2010.

The state government has earned close to $30m from the sale of four former schools across Corio and Norlane.

Geelong’s council initially blocked the Edenville project, claiming it was overdevelopment, but VCAT later ordered City Hall to issue a permit.

Civil construction works has started at the Gateway Green estate on the former Norlane High School site at 137-167 Cox Road, Norlane.


Sivasli Group also secured planning approval for a future childcare centre at Edenville, accommodating 124 childcare places.

The council last month issued a permit for 94 dwellings on the former Corio South Primary School site on Vermont Ave.

Sivasli Group has also acquired the remaining land of the former Flinders Peak Secondary College and has submitted plans for its $70m Linden Estate project.

The Hendy St project would deliver 282 homes – 166 apartments and 116 townhouses.

Harrlex Property Group is marketing the Gateway Green Estate at the Cox Rd site of Norlane High School, which is set to provide at least 130 new homes, including 98 turnkey house lots and three “superlots” for separate townhouse releases.

The builder revealed this week only two house and land packages remain for buyers as civil construction work is underway on the 6.3ha site.
