Build-to-Rent building launches in Fortitude Valley with Government discounts for renters

A Build-to-Rent development in Fortitude Valley opens today with 366 new apartments for renters; nearly half offered at a government-discounted rate.


An apartment complex with 366 brand new rental homes opens in Brisbane today, with Housing Minister Sam O’Connor set to officially launch the project at a ribbon-cutting ceremony.

WeAreLiving Brunswick will offer a range of studio, one and two-bedroom units across the 27-storey building, with rental rates as low as $480 under a government discount.

WeAreLiving Brunswick will have 40 per cent of its units discounted thanks to a Queensland Government subsidy, potentially offering hundreds in savings per week.

The building is the latest to see support from the Queensland Government’s Build-to-Rent Pilot Project, allowing 40 per cent of units to be rented at a discounted rate.

This will bring rental fees from $645 per week for an unfurnished studio to $480, and $1,050 per week for an unfurnished two-bedroom unit down to $764.

Furnished options are also available within the building, with standard rates between $720 per week for a studio and $1,227 per week for a two-bedroom apartment.

Properties in the building will rent for as low as $480 a week for an unfurnished studio apartment under the Build-to-Rent Pilot Project.


“We’re getting more of all types of housing supply out of the ground across Queensland, and developments like this are an important part of that record build program,” Mr O’Connor said.

“By working with industry we are increasing supply, giving more options for renters and delivering more homes in the places people want to live.”

Sitting across from the Valley Metro shopping centre in Fortitude Valley, the Brunswick St project will also feature a retail lobby, cafe and bar on the ground level, accessible to anyone walking by the busy location.

The building sits on Brunswick St near the Valley Metro shopping centre, with retail amenities available to the public on the ground floor.


Renters will also have access to a series of amenities on the 1,800 sqm block: including a rooftop pool, dog park fitness centre and a range of entertaining spaces.

The project will be run by on-site management and will include a program of social events and optional apartment cleaning, with flexible lease terms of up to three years for renters.

The development is the latest released under the WeAreLiving brand: a collaboration between Aware Super and Barings, with projects across NSW and Victoria.


WeAreLiving Brunswick was developed by Frasers Property, designed by Cox Architecture and built by Hutchinson, and was recently sold to Aware Super and asset manager Barings under the WeAreLiving brand.

Other WeAreLiving developments include the recently completed 292-unit Preston building in Melbourne, along with two upcoming projects: a 135-home Zetland building in Sydney’s inner-south and a 433-home Queens building in Albert Park, Melbourne.
